Residential Lease Terms and Conditions
Appliances Provided by Owner
The Owner shall provide the following new appliances for the Tenant's use at the commencement of the lease:

* Refrigerator
* Dishwasher
* Microwave
* Oven/Range
These appliances shall remain the property of the Owner throughout the lease term.
Utilities
The Tenant shall be responsible for the payment of the following utilities during the lease term:
Water and Garbage Service: Approximately
134.00 per month
subject to adjustment by the City of Merced.
Electricity: All charges through the **Merced Irrigation District (MID)** based on the Tenant's actual usage.

The Tenant is responsible for establishing utility accounts in their name prior to or upon taking possession of the property within one week with the following agencies in Merced City:

* City of Merced (Water and Garbage Services)
* Merced Irrigation District (MID) (Electric Service)
The Owner shall not be responsible for utility charges incurred during the tenancy.
Security Deposit

A **refundable security deposit of $2,400.00** is required prior to move-in. The security deposit may be used, in accordance with California law, to cover unpaid rent, damages beyond normal wear and tear, cleaning costs, or other amounts permitted by the lease agreement.

Any remaining balance of the security deposit will be refunded following the Tenant's move-out inspection, less any lawful deductions.
First Month's Rent

The Tenant shall pay
2,400.00** as the first month's rent prior to receiving possession of the property.
Pet Policy

A maximum of **two (2) small pets** is permitted on the premises.

A **non-refundable pet fee of $250.00** is required for each approved pet prior to move-in. No additional pets shall be permitted without the prior written consent of the Owner or Property Manager.

The Tenant shall be responsible for any damages caused by pets and for maintaining the property in a clean and sanitary condition.

Property Inspections

The Owner or Property Manager reserves the right to conduct routine inspections of the property **every six (6) months** during the lease term. Reasonable advance notice will be provided to the Tenant in accordance with applicable California law unless an emergency situation requires immediate access.

Maintenance and Repair Requests

J&T Property Management will provide the Tenant with a Maintenance Request Form for submitting repair concerns.

Tenant Responsibilities

* Comply with all terms of the lease agreement and applicable local, state, and federal laws.

Failure to comply with these lease terms may constitute a violation of the lease agreement and may result in remedies available under California law.
