Garage was remodeled in 2011 with new drywall, natural wood shelves from property and new lighting. Garage is heated by outdoor wood boiler

The new in 2006 large deck has composite decking and views of pikes peak.

Dual heating systems. The home has forced air, natural gas heat. In 2006 we installed a large outdoor wood boiler heats the entire house using renewable wood energy at a fraction of the cost of natural gas. The boiler heating system is a combination of radiant and baseboard with 6 zones. The boiler can keep the entire house warm and cozy at sub-zero temperatures. The garage is heated with baseboards. We use the forced air only occasionally in Fall and Spring.

Equestrian Facility. The home has been a profitable horse boarding facility for over 6 years. Capacity is 4-6 horses comfortably.
Features include:
New metal pole barn built in 2006 that is 70' and 60' with stalls for 6 horses, electricity and indoor and outdoor lighting. 100k invested in all.

Four horse runs (dry lots) with frostless automatic waters and electro-baid fencing
Hay & tack storage
Two arenas that were professionally excavated and compacted then filled with sand. Electro-braid electric fencing is used thoughout facility.
- indoor arena is 40' x 60'
- outdoor arena is 100' x 150'
There is an additional fenced area in the front of the property not adjacent to the barn that can accommodate additional horses.

Large parking and truck turn-around areas and plenty of room for horse trailer storage.

Two outbuildings provide storage and one has a chicken coop.

    "In this area we have seen herds of deer, very large herds of elk, a bull and a cow moose, foxes, chipmunks, black squirrels, a porcupine, and a bear. Herds of deer go through the yard almost on a daily basis. Occasionally elk meander through the yard, too. If you like peace and quiet, the beauty of nature, awesome rock formations, gorgeous Aspen trees, huge Douglas Firs, awesome Blue Spruce, and wildlife; then this area is for you. Drive a little further west and you'll see herds of pronghorn antelope, Bison, snow covered mountain top as far as you can see. You're in the mountains here and Pike's Peak is your neighbor. It's absolutely beautiful. Florissant is an extremely small town. There are a couple of convenience stores, but no large grocery stores. You have to go to the next town for a regular grocery store, but it's not very far at all. A little further east there's a beautiful little town called Woodland Park. It has a number large grocery stores, small shops, and restaurants there; but if you want shopping malls, large department stores chains, extremely fancy restaurants, or bar rooms; then you'll have to go into Colorado Springs. There are no herds of Bison, Elk, or Pronghorn antelope in Colorado Springs though, but you may occasionally see a few deer. If you like skiing then Breckenridge, Vail, and Aspen ski resorts aren't very far from Florissant. If you're looking for entertainment, Pikes Peak and the town of Woodland Park is a tourist attraction; so there's always something going on to keep you entertained. If you like sledding, you don't even have to leave your yard. You can sled right here on your own acreage. It just depends on what you're looking far. "
