-No smoking.
-$2,550 monthly rent to be paid by automatic bank transfer from valid bank account on first of each month.
-$2,500 security deposit plus first full month's rent due on signing.
-Pre-approved, well-behaved dogs will be considered with additional $500 pet damage deposit, $150 of which will be non-refundable.
-Tenant will be responsible for utilities, including gas/electric, water, and sewer. The City of Denver provides trash and recycling services.
- Tenant will be responsible for all lawn care and landscaping, including regular mowing, trimming, fertilizing, weed control, leaf raking and removal, annual aeration and overseeding, and maintenance of the flower beds and bushes. Or, if you prefer, the landlord will arrange and pay the cost of seasonal weekly lawn service (mowing/trimming), monthly TruGreen fertilizer/weed treatment, and annual aeration/overseeding, for an additional $150/month added to the monthly rent.
-Positive credit and background checks and housing history, along with government-issued ID required for application. Fees for background and credit checks to be paid by applicant. Employment information will be verified.
-All prospective residents, excluding dependent minors, will be required to be on the lease, and all will be held to the same requirements for good credit scores, negative criminal background history, and positive employment history and rental references. Sorry, no exceptions.
