    The parcel is part of the redesigned 23.4 Acre Bear Creek Preserve property which contains 2000 feet of Bear Creek waterfront. The redesign transferred the commonly owned creek front and other natural areas to the individual parcels. All of the waterfront is now deeded to and owned by the individual parcel owners.

    Freeman and Dale are paved County roads. The parcel is simply sub-divided and sold as private land division parcels with Bear Creek riparian rights (waterfront) for most lots. Importantly, the property provides Wixom Lake access with no SAD, special assessment district assessment, dues, or property owner's association fees**.

    Running through the center of the property, as a tributary to Wixom Lake, is Bear Creek, the sand and gravel creek bottom is excellent fish habitat and provides light boating access with shallow draft watercraft, to Gladwin County's Wixom Lake. There are approximately 2500 feet of Bear Creek waterfront on the property, with both sides of the creek's banks and basin within the property's boundaries.

    The parent parcel sits on a thick sand layer, with the Bear Creek having cut down to the sand and gravel creek bottom, which according to the MDEQ and DNR, provides prime fish breading and wildlife habitat. The property is forested, secluded, uniquely beautiful topography, with 2500 feet of Bear Creek waterfront, mostly navigable to Wixom Lake. The southern portion of the Bear Creek is protected by a DEQ Conservation Easement to provide protection for this resource but also to ensure open navigation to Wixom Lake in perpetuity.

    Professionally designed and built as a conservation development method of use, the plan featured open space residential living. The acreage fronts on Dale Road and Freeman Road, both of which are paved, and features Rookery Ridge, a landscape designed road built to County standards, which accesses the property from the secluded center. The road is part of the overall landscape design created by the landscape architect and engineers to take advantage of the: elevation contours, berms, trees, and Bear Creek Basin, as you drive through the property. The Rookery Ridge Road entrance is at 1601 Dale Road. This land features uncommon natural topographical relief, with elevation changes of 20 to 40 feet along the creek and throughout the property.

    The landscape architects and conservation planners complimented this topography by: mass balancing, reshaping, and restoring the surface shapes in a number of areas, and also integrating large privacy berms and transplanting 100 mature conifers, to compliment the mature: Beech, Oak, White Pine, White Spruce, and other tree species found throughout the property. There was over a half million dollars invested in the reclamation and redevelopment of the property.

    There are beautiful natural views from most anywhere on the property with the creek serving as a migratory bird resting or stop off point. Fox, deer, blue herring, white swans, ducks, eagle, owl, and many varying species of migratory and native wildlife are found on the property.

      "This is a very transient area. Most of the "neighbors" live downstate and only come up occasionally. They may give the keys to friends for a weekend, but there's really not a lot of interaction between them and "the locals." There is a large trailer park that is being turned in to an RV park, which is nice from the standpoint of getting rid of 50-year-old trailers, but just adds to the transient nature of the area. If your property is not right on the water, it is a long trek to find a place to get access to it."
