About this House
If there ever was a perfect place to live, this is it. 10 minutes to cheeseburgers and groceries, but only the sound of crickets, bull frogs and owls at night. This is without a doubt the most peaceful place I've ever lived. It is a sub-tropical climate here.
A few hundred feet from a gravel county road with nearly no traffic and 1/3 of a mile from a paved TX Farm to Market road with very little traffic on it.
Our pond is full of catfish, bass and perch. We feed em every morning and call them "the Piranhas", because that's about how they eat. We have never had a mosquito problem here, contrary to what one might expect.
This house was built in 2002 for privacy, so it faces the pond and our field with the back to the county road. The house is all steel studs and rafters with a floating concrete slab, all on sandy-loam soil with no settling. The whole place is sandy loam in a 46" rainfall and will grow anything.
The shop is all metal, on concrete and both entrances are graveled with trouble-free, all weather access for two wheel drive vehicles. It is all set up for solar panels, we just have not installed them.
We have sweet gum and pine trees about 80' tall and nearly 30" at the butt. The place is mostly open, but surrounded by big trees with Crape Myrtles lining the driveway to the house. Very beautiful all summer long.
The carpet was tore out in the living room, both bedrooms and the master bath when we bought it and we've not put anything else down. The tile in the kitchen, laundry room and second bath is ceramic. The carpet in the outside bedroom is kind of ugly and ought to be changed out.
Other than that, this place is bullet proof with no flaws. The electric bills with CH & A run from $43-$90 per month. We use about 50 gallons of propane per month on the average. The CH & A, water heater and cook-top is propane. We own the 1,000 gallon propane tank, so it goes with the place with whatever is in it that day.
