One nice feature is there is enough room on the side to move a boat or camper into backyard with ease. Needs some work here and there, but nothing major or structural required. Vaulted ceiling in master bedroom and superhigh ceiling in Den. Has a front room that could be a formal living dining area or get away room for parents/home office. The air conditioning unit is a high sear heat pump that was installed 4-1/2 years ago, has variable speed fan that can be set to run always to maintain even temp even when compressor isn't on. New properly sized duct work. Finalizing divorce so must sell before Oct 1. Motivated to sell!!!! First reasonable offer gets it. Buyer pays closing costs and any needed inspection fees. I am reluctant to list an exact price, but the average home in this neighborhood goes for $150K+ and I am not at that price. Schools are excellent for this neighborhood. There is a neighborhood community pool that costs around $350 per year if you wish to join and gives year round access to tennis courts. The pool is open during summer months and has lifeguards. Also there are periodic swimhops which are open to kids even if you are not a member. This area didn't flood during Katrina. There are no pine trees in this yard. City Water and Sewer. Quiet Road, good area for any type of person. Not too far from anything. This is a chance to make a good investment at a reasonable price. Appliances negotiable...2y/o range & microwave. Maytag dishwasher, Maytag Refrigerator. Also may include some decorations or eat-in kitchen table w/6 chairs (high quality). Please serious inquiries only.     "it seems everyone hear has dogs. A lot of neighborhoods don't have side walks. Their is every type of business, restaurant and entertainment you would find in a major city. We are 35 to 40 minutes from New Orleans without having. to deal with the crime in New Orleans. We are 7 miles from the Mississippi border. The Mississippi Gulf coast is about 25 to 30 minutes away. There is entertainment to fit any budget from a variety of Hotels and Casino's to prestin beaches. "
