Thank you very much for your inquiry. Following are minimum requirements to pre-qualify for the unit. Please let me know if you meet these requirements and we can set up a showing after the application has been filled out w background search through Zillow.com.

Can you tell me which ones you do not meet? I have to review to see what I can do:
-Income: has to be at least 3x more than the monthly rent.
-Credit: Prefer credit scores above 620 with no indication of financial hardships. (Lower that that will require compensating factors-significant savings balances, and extra down payment, and additional co-signers)
--no evictions or unpaid landlord/tenant judgements
-Landlord history: current and previous landlord have to verify good payment history and good treatment of the property. (We call landlords and get proof of timely payments) we also check how the tenant treated the property.
-Job history: has to have job stability and likelihood of continuing with current job must be high.

- tenant must have a checking account and must be okay for the future rent payments to be withdrawn directly with ACH -automatic payments
-no pets (one cat is ok with $250- non refundable pet fee, and a monthly rent increase of $25/mth)
-no smoking

$40 non-refundable Application fee per person is charged in order to process the background check (Credit, criminal, and eviction)

"an applicant may provide evidence of inaccuracies with their criminal record, rehabilitation, or other mitigating factors."

I will only respond if the applicant acknowledges that he/she reviewed and meets the minimum qualification requirements and is willing to show 12 months of rent payment history

    "I'm really not sure where the "Shady characters on the front porch or lawn" comes from in previous reviews dot-dot-dot if by Shady they mean older people or people just enjoying the outside then yes trainer has that. Trainer is an older town (over 200 years old I believe) full of hard working, blue collar workers and kids. I'm proud to say I was raised in that area, have lived in that area as an adult, and would move back there again tomoeeoe. in regards to trash, yes sometimes trash blows around on a windy day when trash cans blow over and roll down the street. can anyone out there say that that's never happened in their neighborhood? Yes Trainer is old but so full of History and it's still thriving to this day and yes sometimes old towns tend to look worn some days. but I've driven through on a beautiful spring afternoon or a chilly Autumn morning and Trainer looks just as beautiful as any Normal Town USA! PLEASE let's keep our old towns alive and be proud to live there!! Tracey McIlhenney"
