Prospective tenant(s) must have a valid form of photo ID, pass a background check, and have a minimum credit score of 620. Applicant's residency history cannot include any bankruptcies, unpaid Landlord collections in the past 7 years, or foreclosures. Minimum household net income is 2.5 times the rent and must be verifiable. All persons 18 years of age or older must be a leaseholder and qualify for the rental with the applicant. Guarantors will be considered for applicants who are solely denied based on income or lack of established credit history. Guarantors are not considered for applicants that fail to meet rental history, credit, or criminal background qualifications. Additional deposits may be required based on screening results.

$1500 security deposit is refundable at the end of the lease depending on condition of the property minus a $400 administration fee. Proof of Renter's Insurance required for the term of the lease.

Pets allowed on a case-by-case basis with an additional, non-refundable deposit of $500 per pet. Breed restrictions may apply. Approved pets may require an additional charge of $50 per month per pet, as determined by the Landlord.

Tenant(s) will be responsible for paying all utilities (gas, electric, and water/sewer/trash) as billed by the Landlord each month. Utilities are due by the 20th of each month.

No smoking is allowed on or around the property. This includes physical cigarettes, e-cigarettes, vaping, and other similar products.

Lawn care will be handled by the Landlord.

I-15 is always under construction and filled with drivers who are either late for something or just forgot they were even driving. It gets old. But if you work in the Ogden area or even out near Promontory, it’s not as bad. "
