Rent:
1. The monthly rent shall be $2,500.00. Rent is due in advance on the 1st day of each month during the Lease Term by 11:59pm on said day.
2. The first month's rent of $2,500.00 and a security deposit of $1,500.00 are due on or before move in date. The security deposit shall be used by Landlords to cover any damages to the Property caused by Tenant, including but not limited to carpet damages, wall damages, or any other damage beyond normal wear and tear.
3. Upon termination of this lease agreement, a proper walk-through inspection of the Property shall be conducted by Landlords and Tenant to assess any damages. The security deposit or any remaining portion thereof shall be returned to Tenant within thirty (30) days after termination of the lease, less any deductions for damages or other amounts owed by Tenant under this Agreement.
4. If deductions are made from the security deposit, Landlords shall provide an itemized statement of deductions to Tenant along with any remaining balance of the security deposit.
Renters Insurance: The tenant agrees to obtain and maintain renter's insurance throughout the duration of the lease term. The tenant shall provide a copy of the renter's insurance policy to the landlord prior to taking possession of the rental property.
Utilities: Tenant shall be responsible for all utilities and services associated with the Property, including but not limited to electricity, gas, water, sewer, trash removal, cable, and internet.
