Description

This posting is for a 3 bedroom, 1 bath house in central Bakersfield (93305), East of Union Avenue, West of Baker Street. It is a two-story home, just over 1100 sf, with a gated front yard and a rolling gate serving the backyard and parking area that is accessible via an alley.

The main floor of the house is up 3 steps from the ground and has a large living room, a grand kitchen, a full bath, a laundry area with hookups (gas is in place, and a 220/240V circuit can be added for the dryer upon request), and a good-sized master bedroom.

The kitchen has a gas stove, dishwasher, lots of counters, storage, and cooking space. The last family in the house had 9 members, and they could all eat at the same time.

The upstairs has 2 bedrooms with ample closet space for all the toys and clothes. The front bedroom has access to a spacious deck that faces north; during the Spring and Fall, you can sit out and catch the last of the day's light while you hang out and watch the kids below in the yard.

The home has recently been renovated, and all the rooms have AC, heat, fans, and a central heat system that can be turned on if it really gets cold.

The property also has an ADU that is currently rented to one person. The ADU utilities are tracked and paid by the tenant of the ADU to you, the house tenant. You will share the backyard and gated parking area with the ADU tenant.

The rent for the house is 1,400.00 USD per month with a signed 1-year lease plus deposit; renewed annually or go month to month. A credit check and completed application are required for everyone over 18yr signing the lease. A single well-behaved and trained dog, cat, or other creature is welcome, but there are limits to the type of dog we will accept. There is also a small additional monthly pet fee for some types of pets. Renter insurance is required by the tenant. If you bring a dog, you must carry dog bite insurance on the renter insurance policy.

The tenant of the house is responsible for utilities, and the ADU tenant will pay their share accordingly. The landlord covers sewer, trash, greens, and recycling services. The house tenant is also responsible for the front yard grass cutting, as well as the sidewalk median strip grass cutting.

The property's owner is your landlord, and for the most part, the owner does all the maintenance. We are an equal-opportunity housing provider and comply with the Fair Housing Act. There is no preference, limitation, or discrimination because of race, color, religion, sex, handicapped, familial status, national origin, or intention to make such preference, limitation, or discrimination of any kind. However, be advised there are current accessibility limitations on the property; it has narrow doorways, stairs, and steps. The tenant(s) must have a verifiable income of $3,900.00+/month (~3x rent) to be accepted and no evictions within 2 years. Payment vouchers are acceptable towards the income requirement. The deposit is commensurate with credit score, rental history, and job history; a minimum of $1,400.00 deposit is due at the signing of the lease, and any additional deposit requirements can be collected in a payment plan.

Rental applications are given at the showing only. All parties over 18 who will occupy the house and the optional single dog must come during a showing to be considered. A $35.00 cash per-person credit check fee is due upon application submission. The house is available now 24-March-2023.
