-If the Tenant desires telephone or cable TV connections, the wires so introduced shall be without injury or damage to the premises and the Tenant will be responsible for any damage occasioned by the installation, use or removal of such instruments, which shall be considered additional rent and due with the next rent payment.
-No cooking is to be done anywhere on the Premises or its common areas, other than in the kitchen. The use of hot plates, barbecues, gas grills or the like is prohibited.
-Tenant shall not be permitted to use any yard, basement, attic, common or other area of the building, other than the Premises leased herein, without the written permission of the Landlord.
-Satellite TV or Radio dishes are expressly prohibited on the premises without the express written consent of the Landlord.
-No radio or television aerial wires, cable television wires or satellite television wires or equipment of any description shall be installed on or in the buildings or hung from windows.
-Not to make or permit any disturbing noises in the premises, by him/herself, his/her spouse, his/her family or friends, nor do or permit to be done, anything which will interfere with the rights, comfort or conveniences of the other tenants, not to play upon or suffer to be played upon any musical instruments, nor to operate a radio, television, phonograph, or any other equipment which generates sound between the hours of ten o'clock in the evening and the following nine o'clock in the morning, if same will disturb or annoy tenants or occupants of other units.
-The sidewalks, halls, passages, or stairs shall not be obstructed by the Tenant or his/her goods or belongings. No items shall be permitted in the halls or at the apartment entrance door or on the lawn or walkways. The sidewalks, halls, passages, or stairs shall be kept clear and not be used for any other purpose than to provide ingress and egress from and to the respective apartments. Bicycles, tricycles, baby carriages, go carts, strollers, or other vehicles of a like nature shall be kept in the apartment and not left in the hall or on the sidewalks or grounds at any time.
-The toilets, water-closets and other water apparatus shall not be used for any purpose other than those for which they were constructed and no sweepings, rubbish, rags, ashes, ink, chemicals, garbage, refuse matter, matter from electric batteries or other obnoxious substances, shall be thrown therein. Any damage resulting from such misuse or abuse shall be borne and paid for by the Tenant causing such damage. Such payment shall be additional rent and shall be due with the next rent payment.
-Tenants shall not waste or engage in the unreasonable use of water.
-Tenants shall keep the dwelling and all appurtenances thereto in a clean and sanitary condition.
-All personal property placed in the basement or storage area of the premises or stored in trunk rooms and garages shall be at the risk of the tenant or owner of such personal property and the landlord will not be responsible for any or injury or loss of such personal property for any cause.
-Tenants shall not permit their children to play in public halls, on the roof, in stairways, elevators, cellar grounds or areas, except in areas which may be designated for playground use.
-Tenants shall not tack, nail, or cement carpets, rugs, or linoleum on the floors. They shall not place any nail screws in walls, floors, ceilings, doors, or trim.
-Tenants shall immediately report to the landlord all breakage damage or loss of any kind, accidents or
water pipes, toilets, drains or fixtures or other property of the Landlord,
-Tenants shall report to the Landlord and the appropriate Health Authority any case of infectious or contagious diseases occurring in the premises.
-Tenants shall report to the Landlord the presence of vermin or insects in the premises.
-Air-conditioners owned by Tenants, if any, must be removed from all windows by no later than October 1st yearly.
-Tenant Certifies He /She Is 18 Years of Age or Older: The Tenant, or each Tenant if more than one is a party to this Agreement, hereby certifies that he/she is 18 years of age or older and has the legal capacity to enter into this Agreement.
-Termination Upon Notice; Retention of Security Deposit: The Landlord may terminate this Lease if the Tenant violates any of its terms and conditions or any rules and regulations, after first giving the tenant a written notice to cease; and, if the Tenant fails to comply with the notice to cease, Landlord shall then serve upon Tenant a demand for possession. If the Tenant defaults on any provision of this Lease or seeks to terminate this agreement prior to its established termination date, the Tenant agrees that The Landlord may retain, without any penalty whatsoever, the security deposit and apply same to any damages, including loss of Rent, incurred by the Landlord because of the Tenant's default or breach of this agreement.
-Early Termination by Tenant: In the event the Tenant creates a situation calling for an early termination of the Lease, Tenant shall pay the Landlord, in addition to any additional damages which the Landlord may incur because of the early termination, the sum of $ 500.00 as a refurbishing fee to get the demised premises back in condition to make them more marketable for Rental. Nothing herein shall be interpreted to relieve the Tenant of the responsibility to pay rent until the premises are re-let.
-Validity of Lease: If a clause or provision of this Lease is legally invalid, the rest of this Lease remains in full force and full effect.
-Parties: The Landlord and each of the Tenants are bound by this Lease. All Parties who lawfully succeed their rights and responsibilities are also bound.
