Description

This is the one you've been waiting for...tons of curb appeal with year and a half new roof (Feb. 2015) with 50-yr. architectural shingles with a transferable warranty, newer gutters & downspouts and German Lap vinyl siding. This property has it all: charm, location, Downingtown East schools and Downingtown's renowned S.T.E.M. Academy High School. It is nestled in a sylvan lot in the immensely desirable Marchwood neighborhood on a dead-end street. But wait...there's more! The spacious living and dining rooms, which are open to each other, present the perfect setting for entertaining both small, intimate groups or large gatherings. For more informal get-togethers, come to the step-down family room with its brick fireplace which lends ambiance year 'round. The dry-bar alcove makes entertaining easy, but it can be converted to a laundry closet as shown on the buidler's original plans, if desired. The lovely eat-in kitchen was remodeled with beautiful maple cabinetry, laminate flooring, recessed lighting over sink & range, chandelier in the eating area, electric glass-top self-cleaning range, built-in microwave, and refrigerator, all included. An added feature of this space is that the sink overlooks the family room for that feeling of openness that is so important today. The full bathroom has been remodeled from top to bottom with a beautiful double-bowl vanity with a solid surface countertop, 12" tile floor, & new tub-shower unit. The living rm, dining rm., upstairs hallway and all the bedrooms have hardwood flooring beneath the carpet. The master bedroom wood floor has been exposed, and there is convenient private entrance to the full bath. The spacious deck overlooks the flat, treed lot where you'll enjoy many hours of outdoor fun in sun and shade, culminating with an evening s'mores roast by the fire pit. The fabulous location allows for quick access to the schools, Lionville "Y", myriad shopping malls, grocery shopping at Giant, Wegmans and Kimberton Whole Foods as well as entertainment venues (movie theaters, live theaters, golf courses, and much more); top-rated medical centers. For added value, Marchwood is just minutes away from major highways and access roads: Rt. 113, Rt. 30 By-Pass, Rt. 202, Rt. 100, PA Turnpike (Downingtown, Great Valley and King of Prussia exchanges). LOW MAINTENANCE EXTERIOR, LOW TAXES, & NO HOA FEE add to the appeal of this lovely home. Come see what all the excitement is about!!!

"People on this cul-de-sac know each other and appreciate the proximity to major attractions, while enjoying a deer and a fox now and then. Neighbors are safety conscious and amicable, stopping for friendly chats on their walks during nice weather. A short walk brings you to the YMCA, Downingtown East High School, Lionville Middle and elementary schools, and the LYA youth athletic fields. In the summer time, we can here the distant call of the ball games and in the fall, you can hear the school marching band practicing after school. Multiple generations have lived on the street since the 60's, which gives it an old-fashioned, small town feel. Yards are spacious and well kept and the mix is varied and multi-generational. I wouldn't want to live anywhere else!"

  • lrob720
"Great location. Close to everything. Most properties in the area are well cared for. On the down side....property tax is way too high"
