About this House
Offered for sale is my house in Garner. Duke Energy is transferring me to Charlotte and, unfortunately, I can't take this house with me.
It's in a neighborhood half a mile from up-and-coming downtown Garner. Very quick drive up to downtown Raleigh and convenient to White Oak.
It's got 3 bedrooms and 1.5 bathrooms. The big bathroom is in the hall and the master bath is a half bath. It's a goofy setup, but I like it. The house is only 950 square feet, which depending on your outlook, could be the one of the house's biggest assets.
The yard is 1/3 of an acre. It's flat in the back, with 2 sheds and a 2-car carport, and it's fenced in. It would be great for a dog. The grass is in good shape and I have had the trees assessed by an arborist who says they're all in good shape.
I painted most of the interior and have a database of all of the paint colors used in the house, which should make it easy for future touching up.
About the last thing that the house needs, interior wise, is for the hardwoods to be refinished.
The windows are all new and the roof is fairly new. The gas pack (combination heat and A/C unit) is a 2006 Nordyne and it is in excellent shape. The washer and dryer are good. The kitchen appliances are newish and all good. I have documentation--receipts and manuals--for everything that's been done in recent years.
It's a quiet part of the neighborhood.
My timeframe for selling this house is flexible but generally speaking, the sooner the better. If possible, I would like to make a deal without a realtor, which would save both of us money. I bought this house without a realtor and it's not complicated.
2 other similar houses on this street were listed in the high 160's in the past month and both went under contract within days. I am asking $155,000. With no realtor I think we can make a deal that is highly advantageous for both myself and the buyer.
