Nice 2/2 house in Barnett Bend II Subdivision located off Old Fannin Road in Rankin County, Brandon, Mississippi, 39047. Spacious layout, with wood burning fireplace in den, high ceilings, ceiling fans throughout, carpet in bedrooms and wood look-alike laminate flooring throughout the rest of the house. Kitchen offers dishwasher, electric stove/oven, refrigerator, built-in microwave and plenty of cabinet space. The independent laundry room will accommodate a full-sized electric washing machine and drier and is accessed through sliding doors in the kitchen. We provide new and durable steel washing machine water line hoses. Door in laundry room leads to spacious fenced back yard with concrete back patio. The home has a covered carport with a secure and locking outdoor storage room. Home is all electric and very energy-efficient. Both Comcast XFinity and AT&T U-Verse are available in this neighborhood. No satellite dishes are allowed. Landlord provides year-round property management, including comprehensive, professional, and responsive preventive and on-demand maintenance services. Also included with the rent charges is scheduled and as needed supplemental professional pest-control service. Curbside trash pickup by Waste Management, Inc. is included twice weekly and paid for by Landlord. Rent is $1,150/month for a 12-month lease. We require a one-time, non-refundable, $500 normal use/wear-and-tear deposit. As long as the home is returned to us upon your vacating in like and as-clean condition as it was upon lease origination/initial possession, then this deposit fully covers normal use/wear-and-tear as defined in the lease agreement. A separate $350 non-refundable pet deposit is required at the time of lease origination for any pre-approved small and non-nuisance breed pet, if applicable, to help offset our costs for minor sanitization/deodorization of the home following the end of the tenancy. Landlord reserves the right to approve or deny any pet requests, not including certified service animals, of course, as outlined per federal law. Any additional pet or pets, if approved, could also necessitate additional non-refundable pet deposits at the sole discretion of Landlord. Adult applicants (over the age of 18) must each complete an application to rent and each pay a $50 non-refundable application processing fee (our cost for the background investigation) for determination of qualification to rent. A tenant applicant background check includes but is not limited to the following: a full criminal history, a general credit profile including debt and housing payment histories, comprehensive prior judgements and/or evictions searches, and references and adequate income verifications. If there is no answer, please leave a message and your call will be returned as soon as possible.
