Description

This two story 24 x 28' 2-story gambrel built in the 1930's is located on Route 14 in Barre Town. It has 3 bedrooms with closets and 1 bath with linen closet and laundry nook for washer/dryer upstairs.
Downstairs has a kitchen/pantry; living room and dining room. The living room leads to a 6 ft x 24' covered porch facing route 14.
Electricity was mostly replaced since 2019 (new service (knob and tube disconnected); plumbing was mostly replaced since 2019.
Standing seam roof was painted. Small porch 4' x 6' on the driveway side gives covered entrance to kitchen and has new roof. The upper part of Basement walls were insulated with foam and the roof with cellulose in 2019.
Hot air oil furnace with 2 new oil tanks in basement.
New hot water heater in 2019.
New shallow well pump and pressure tank in 2019 from spring with deeded easement that gravity feeds to basement.
Sewer is Barre Town Sewer which parallels route 14. Land has a nice lawn; garden spot and some woods on 1/2 an acre of land. Small shed could be replaced with an Accessory Dwelling Unit (ADU) to provide extra income. Hardwood floors downstairs needs to be refinished. Softwood floors and carpet upstairs.
Pellet Stove in dining room provides backup heat to hot air oil furnace.
Perfectly located near Barre, East Montpelier and Montpelier. Easy access.
This house was built by people who took care.
Most of the windows are new and have been replaced.
The shed could be replaced with an accessory dwelling unit (ADU) for extra income and connected to Barre Town Sewer.
The major systems have all been recently renovated.
