Includes clawfoot tub, designer vanity w/ granite countertop & all new oil rubbed bronze fixtures & faucets including a ceiling rain shower
2. Updated appliances added including refrigerator, oven, microwave & dishwasher (Also added hookups for dishwasher)
3. New Central Heat & Air system installed & hooked up including new compressor & furnace. New HVAC lines & vents installed. New air intake vents installed
4. Washer & dryer added along w/ washer & dryer water & drain hookups
5. Previous plumbing in house was not operable: Kitchen plumbing installed w/ new sink, faucet & built-in soap dispenser installed
6. Entire plumbing for existing bath installed up to code including all new drains, re-seating toilet, sealing tub, caulking edges, installing new bathroom plumbing vents & hooking up all plumbing lines & fixtures. Vents to outside for exhaust fans installed in both bathrooms
7. Installed new kitchenette in West side of house so it can be separate living quarters or mother-in-law suite. Can easily be permanently converted to duplex. Kitchenette includes granite composite sink & oil-rubbed bronze faucets. Kitchenette can be removed easily to make bedroom.
8. Wired & installed all new electrical outlets (including GFCI’s where required). Installed new electrical switches. Installed all new electrical outlet/switch plates

10. Installed 6 ft wood privacy fence & gates on east side (10 feet) & north side (10 feet)
11. Cosmetic touch-ups & add-ons throughout house including: Patching holes in walls, paint touch-ups, cabinets repairs, installing missing trim/quarter-round, installing mirrors in bathrooms
12. Installed missing doors & door handles in rooms throughout house (7 new doors total). Doors & frames required rework & complete re-sizing in several instances
13. Hot water heater was inoperable: Repaired & redressed broken hot water heater (2011 Hot Water Heater) & brought setup up to code
14. Installed beautiful 2" blinds throughout house
15. Installed French doors in converted garage area to replace the one door & window
16. Created separate living quarters by splitting the house into two sections w/ an insulated metal door w/ dual-side deadbolt lock
17. Installed new lighting fixtures throughout the house & ceiling fans
18. Exterior windows had large amounts of stucco dried on the windows. This was removed
19. Repaired holes in exterior of house & damage to gables in several locations
20. Repaired fireplace: Patched & painted. Flue professionally cleaned & inspected
21. Patched roof & added flashing
