Alterations: Tenants may not paint walls or make structural or permanent changes to the property without written approval from the owners. Hanging pictures with small nails or using command strips is allowed, provided there is no damage to the walls. Any other modifications, including but not limited to changes to patios, backyard areas, or adding structures, must be approved in advance.

Repairs & Maintenance Reporting: If anything needs repair, please contact the owners promptly. The home is under warranty, and many issues may be covered if reported quickly. This includes plumbing issues, leaks, water concerns, or HVAC problems. Timely notice helps us resolve issues as soon as possible.

Safety Devices: Tenants are responsible for maintaining working smoke alarms and carbon monoxide alarms, including routine battery replacement. If any device stops working or breaks, please notify the
owners immediately.

Routine Maintenance Visits: Owners will arrange quarterly visits to spray for bugs and replace HVAC filters. We will coordinate a time that works for both parties and provide proper notice in accordance with Texas law.

Guests are welcome at the Property; however, any guest staying longer than three (3) consecutive weeks must have prior written consent from the Landlord. Failure to obtain such consent may be considered a violation of the Lease Agreement.
