Lease Terms:
1. **Lease Duration
 Minimum one-year lease term.
2. **Monthly Rent
 $2900 per month, due on the 1st of every month.

3. **Security Deposit
 A security deposit of $4350 is required upon signing the lease, refundable within 30 days after the lease termination, less any deductions for repairs or unpaid amounts.

4. **Utilities
 The tenant is responsible for all utilities, including water, electricity, gas, internet, cable, and other applicable services unless otherwise specified. No outstanding debts tied to property address once lease is up.

5. **Maintenance and Repairs
 The tenant is responsible for reporting any maintenance or repair issues promptly. Landlord will cover repair costs for normal wear and tear; tenant responsible for repairs due to negligence.

6. **Pets
 Pets may be allowed with approval from the landlord.

7. **Occupancy
 The rental is suitable for a maximum of 4 occupants. Any additional occupants require landlord approval. No subleasing

8. **Termination
 Early termination of the lease requires a written notice and may be subject to a penalty of two month's rent unless agreed upon otherwise.

9. **Property Inspection
 Periodic property inspections may be conducted by the landlord or team member, with proper notice to the tenant.

10. **Insurance
 Tenant is required to obtain renter's insurance covering personal belongings and liability.

11. **Maintenance of Pool
 Pool service will be covered by the owner. Tenant is responsible for proper use and adhering to safety guidelines. No items allowed inside of the pool besides appropriate pool floats. Damage caused to pool from misuse will be the tenants responsibility.

12. **Lawn and Yard Maintenance
 Tenant is responsible for maintaining the lawn and yard in good condition (mowing, edging, weedeating). Landscaping beds must be maintained as well per HOA rules.

13. **Quiet Enjoyment
 Tenant agrees to maintain a quiet and peaceful environment and respect neighbors.

14. **Tenant Responsibilities
 Comply with all community rules and regulations, and keep the property clean and in good condition. No smoking allowed in the home.
