About this House

LEASE PENDING. However we continue to accept back up applications.

We are updating some things so please refer to the pictures but keep in mind there will be brand new carpet, new paint, new garage door motor, new vertical cellular shade on the door to the backyard prior to your move-in date. Also in the last couple years, we have done new landscaping in the backyard including artificial turf. Applications are processed in the strict chronological order received. The first household to submit a complete application and meet all objective financial thresholds below will be approved.

INCOME: Combined household gross monthly income must equal at least 3x the monthly rent. Verified via consecutive recent paystubs (with YTD tracking), W-2s, and/or tax returns.
Income Exception Clause: Households with a combined credit score average of 740+ and a combined income between 2.5x and 2.9x the monthly rent may be approved if they can verify liquid cash reserves equal to 12 months of their specific monthly rent shortfall. Liquid reserves must be verified via two months of consecutive, unaltered bank statements.
CREDIT: A minimum credit score of 700 is required for ALL adult applicants (aged 18+). Scores are evaluated strictly via our official Experian screening pull.
OCCUPANCY: Maximum occupancy for this 3-bedroom property is strict at 7 occupants total, per California standards.
PETS: A maximum of 2 pets are allowed per household.

SECURITY DEPOSIT (Small Landlord Exception Qualified)
Tier 1 (1x Rent Deposit): All adult applicants have credit scores of 740+ AND 2+ years of verifiable housing payment history (verifiable via positive mortgage history or landlord references).
Tier 2 (2x Rent Deposit): Any adult applicant has a credit score between 700 739 OR less than 2 years of verifiable housing payment history.

Regardless of credit score, an application will be denied if ANY adult applicant's report shows any of the following:

Any negative or un-verifiable housing references.

    "I grew up in this neighborhood been here on and off for over 30 years. Several different smaller neighborhoods/streets that can offer more tight knit feel. Lots of family’s. But homes are spread out just enough where you’re not overwhelmed by kids if that’s not your things. Compared to newer homes, the yards and streets are big. Lots of grassy areas throughout. Landscapers do a good job with variety of plants, very colorful. Lots of different streets to take pleasant walks. "
