Rent and Payment Terms: $1,225 per month with assigned parking + utilities. Rent payments will be due on the 1st every month. Payments may be made via bank transfer, Zelle, Venmo, or cash. If using Zelle or Venmo, please pay 5 business days in advance to allow payment to process.

Security Deposit: The security deposit is $850 and will be returned to the renter upon departure minus the cleaning fee (if needed). Tenant will need to provide 1st month's rent + the security deposit upon move-in.

Duration of Lease: Lease term is month to month.

House Rules: Looking for a mature roommate who is clean, quiet, and considerate. Expectations are simple: clean up after yourself, and keep the volume to a minimum past 9pm for those who have to wake up early for work. Parties are prohibited. Guests are allowed as long as the first two expectations are adhered to.

Smoking Policy: No drugs inside the house whatsoever i.e. marijuana, cigarettes must be smoked outside, vapes are allowed to be utilized inside the home.

Utilities and Shared Expenses: All renters will split utilities and internet. Averages $200 per month split 3 ways.

Maintenance and Repairs: The Landlord will be responsible for major repairs, while tenants are responsible for minor maintenance and keeping the property clean.

Notice Period for Termination: A 30-day notice will be required for tenants who decide to terminate the lease agreement early, security deposit will not be returned.

Subletting and Assignments: Subletting is allowed, however, landlord must be notified in advance in order to conduct a proper interview.

Pets Policy: Under certain conditions, pets are permitted. Tenant must provide a pet deposit of $300 before move in or $50 added to rent payment per month.

Consequences for Violations: Violation of the terms specified in the lease may result in early termination of the lease agreement.
