Subletting of the property, or any portion thereof, is strictly prohibited without the prior written consent of the landlord.

This lease agreement is for a period of one year, beginning on August 1st and ending on July 31st, unless terminated earlier in accordance with the terms herein.
The monthly rent for the premises is $2,000, due on the 5th of each month. Payment shall be made via bank transfer.
A security deposit in the amount of $500 is required upon signing this lease agreement. This deposit will be held as security for the performance of Tenant's obligations and will be refunded within 10 days after the termination of the lease, less any deductions for damages beyond normal wear and tear.
Tenant shall maintain the premises in a clean and sanitary condition at all times. This includes but is not limited to, keeping the interior of the townhome clean, and promptly reporting any maintenance issues to the landlord. The landlord is responsible for changing the air filter and adding salt to the water softener every three months.
The landlord is responsible for paying the monthly HOA fee. The tenant is responsible for the payment of all the remaining utilities and services consumed during the lease term, including electricity, gas, cable, and internet services.
This lease may be terminated by either party with 60 days' written notice prior to the desired termination date.
This lease agreement shall be governed by and construed in accordance with the laws of Utah.
