Our Home.
This home is a custom Queen Palm open floor plan, kitchen, dining, living room by Skyline. It has a 2 car garage with attached 1 car garage/workshop, a finished enclosed Florida room and 3 bedrooms, 2 full baths.
Tanglewood is community of 1094 manufactured homes built from 2000-2007. Also a large 81 site RV area and a RV vehicle storage area. The community is owned by Home Town America Corp (HTA). All lots are leased. The lease is lifetime and cannot exceed 3.9% per year on the base rent effective on 1 Jan each year.

The lease amount covers county assessed taxes on HTA, maintenance of amenities and common property. There are no county taxes assessed on resident homes. There is an annual state registration for vehicles fees (the house). Typically $100-$150 depending on house size.
All residents maintain their own lots. Weekly trash pickup is included in the lease as a separate item.

Sun N Lake (SNL) Improvement district also assesses annual fees for fire control, EMT, patrolled security and mosquito control. These are pass through fees. We are like a small town.
The current lease is $743 per month for our property.


I analyze the lease amount as paying for taxes, maintenance of a 55 + gated active community with superior amenities. Within a mile are hospitals, shopping, restaurants, entertainment, golf and fishing. Being in the highest part of Florida lowers insurance.
The HOA represents residents legally and does not manage the park. The annual fee is $20 annual.
