2. All persons on the lease must have a combined monthly income of at least $10,000.

3. All occupants must not have any unlawful detainer cases filed against them. A thorough background check will be required.

Each person over the age of 18 must complete a rental application, pay a non-refundable application fee $45 per person on lease, and provide verification of income.

1. Rent:

The Tenant agrees to pay monthly rent in the amount of $3630, due on the 1st day of each month.
A late fee of 10% of the monthly rent will be assessed if rent is not received by the 4th of the month.
In addition to the first month's rent, the Tenant shall pay the last month's rent upon signing this Lease. This payment will be credited toward the rent due for the final month of the Lease term.

2. Security Deposit:

The Tenant shall pay a security deposit in the amount of $3630 prior to occupancy.
The security deposit shall be held by the Landlord as security for the Tenant's performance of this Lease. It is refundable upon termination of the Lease, less any deductions for damages, unpaid rent, or other charges.

3. Utilities:

The Tenant shall be responsible for all utilities, including but not limited to water, electricity, gas, internet, and trash removal.
The Tenant must arrange for utility services to be transferred into their name as of the start date of the Lease.

4. Maintenance and Repairs:

The Tenant shall maintain the Premises in a clean and habitable condition and promptly report any necessary repairs to the Landlord.
The Tenant is responsible for minor maintenance such as changing light bulbs, replacing batteries in smoke detectors, and keeping the yard clean.
The Landlord shall be responsible for major repairs such as HVAC, plumbing, electrical, and structural issues, unless caused by the Tenant's negligence or misuse.

5. Alterations:

The Tenant shall not make any alterations, additions, or improvements to the Premises.

6. Occupancy:

The Premises shall be occupied only by the Tenant(s) listed on this Lease.
Subletting or assigning the Lease is strictly prohibited.

7. Pets:
Only one cat is allowed and a pet fee of $80 per month is required. Plus a pet deposit of $500.

8. Smoking:

Smoking is strictly prohibited inside the Premises.
Violation of this term may result in a penalty of $500 and will be grounds for immediate termination of the Lease.
Damage Assessment: If smoking occurs on the premises, the cost of cleaning, deodorizing, and repairing any smoke damage will be assessed. This includes but is not limited to professional cleaning services, painting, and carpet replacement.
Deduction Amount: Costs incurred for cleaning and repair due to smoking will be deducted from the security deposit. Estimated costs for such services typically range from $800 to $2,000 or more, depending on the extent of the damage.

9. Insurance:

The Tenant is required to obtain and maintain renter's insurance with a minimum coverage of $200,000 for personal property and liability. Proof of insurance must be provided to the Landlord before move-in.
The Landlord is not responsible for the Tenant's personal property.

10. Entry and Inspection:

The Landlord or their authorized agent may enter the Premises with 24 hours to inspect, repair, or show the property, except in emergencies when immediate access is required.
Notice of entry shall be given in writing or by mutual agreement.

11. Termination and Renewal:

Either party may terminate this Lease by providing written notice of at least 60 days prior to the Lease termination date.
The Tenant shall vacate the Premises by the end of the Lease term, leaving it in clean and undamaged condition.
If the Tenant wishes to renew the Lease, they must notify the Landlord in writing at least 60 Days before the Lease termination date.

12. Default:

If the Tenant fails to pay rent or breaches any term of this Lease, the Landlord may terminate the Lease and seek possession of the Premises through legal action.
The Tenant shall be liable for any costs, including attorney's fees, incurred by the Landlord due to the Tenant's default.

13. Requirements

The maximum adult occupancy for this property is two adults, both of whom must be listed on the lease.

All adults on the lease must have a credit score of 700 or higher.
Combined monthly income of all persons on the lease must be at least $10,000

All occupants must not have any unlawful detainer cases filed against them.
A thorough background check will be required. Will NOT accept a reusable tenant screening report.

Each person over the age of 18 must complete a rental application, pay a non-refundable application fee, and
provide verification of income.

Please note that a tour of the property is required before submitting an application.

Minimum lease term is 12 months.
