Owner pays for water, sewage, and garbage bill unless it exceeds $125.
Renter is responsible for electric bill via ComEd (there is no gas hook-up on the property).
Renter is responsible for Wi-Fi hook-up and bill.
Renter is responsible for lawn care, snow removal, and cleaning the gutters.
Renter is allowed up to two pets and must disclose to the owner. No pets are allowed on the premises without written consent of the owner.
There are window AC units available for use that must stay with the property. The owner is not responsible for replacing or repairing the AC units. Renter is welcome to purchase their own window AC units.
The renter is responsible for a late fee of $50 if rent is paid after 7 days, which will be accrued on to the following month. If the renter exceeds 30 days without paying the rent, a written eviction notice will be issued resulting in forfeiture of deposit.
The renter is responsible for notifying the owner of any damage on the property as soon as possible.
If the renter is looking to renew their lease, the owner requires a walk-through inspection for any damage. If there is damage found that is not disclosed to the owner, the deposit will be forfeited and a new deposit will be required to renew lease.
The owner offers 6-month or 12-month lease.
There is no smoking of any kind allowed indoors, in the four seasons room, or garage (tobacco, cannabis, vaping, etc.).
Any guests staying past 10 consecutive days is considered an unauthorized occupant, and is prohibited by the owner. If a visitor exceeds this without the owner's written consent, they are violating the lease agreement. The first offense will be a written notice and the unauthorized tenant will be demanded to vacate the premises. The second offense will result in a written eviction notice and a forfeiture of deposit.
The renter is responsible for updating the owner of any decrease of income or loss of income. Subletting is prohibited by the owner.
The owner is required to give a 24-hour notice of routine inspections or repairs. If a 24-hour notice is given, and no one answers or is present, the owner is allowed to enter the premises within reason.
