Just a suggestion, if your having trouble getting financing, a lot of my co-workers have been taking out loans from their 401k. They said the money is in their bank account the next day. No questions asked. They have to pay it back at 5% interest, but they said they would rather be paying themselves the interest than the interest to the bank. Peer to peer lending sites are also another option rather than a traditional bank loan. I also talked to a local credit union and they said you do not need to take out a mortgage. They said you can take out a personal loan for up to 3 years, as long as you have collateral.
Terms of the sale are as follows: The $62,000 will need to be paid in full up front with a cashiers check and at that time, we will sign a purchase agreement stating, that I am selling the property to you in as is condition with no liens against it and we will get it notarized. Then I will have the Title Company update the abstract to your name, which will take 6-8 weeks. Then I will get the property recorded into your name at the County Courthouse. Then I get 30 days to move off the property. It should take 2.5-3 months from start to finish.
