**1. Lease Term**
This Lease Agreement shall be for a fixed term of twelve (12) months, commencing on the agreed start date and ending on the corresponding date twelve (12) months thereafter.

**2. Rent Payment**
Monthly rent shall be due on the date specified in the lease agreement each month. Payments must be made in accordance with the methods approved by the Landlord.

**3. Security Deposit & Move-In Costs**
At the time of lease signing, Tenant shall pay:

* The full security deposit (equal to one month's rent unless otherwise specified), and
* The first month's rent.

The security deposit will be held in accordance with applicable state laws and may be used to cover damages beyond normal wear and tear, unpaid rent, or other lease violations.

**4. Utilities**
Tenant is solely responsible for establishing and maintaining electric service in their name and for timely payment of all electric utility charges associated with the property.

**5. Renters Insurance Requirement**
Tenant is required to obtain and maintain a valid renters insurance policy throughout the duration of the lease. Proof of insurance must be provided prior to move-in and kept current at all times. The policy must include personal liability coverage, with minimum coverage limits as specified by the Landlord.

**6. Notice to Vacate or Renew**
Tenant must provide written notice of intent to vacate or renew the lease at least thirty (30) days prior to the lease expiration date. Failure to provide proper notice may result in additional charges or automatic conversion to a month-to-month tenancy, subject to Landlord approval.

**7. Renewal Terms**
Lease renewal terms, including any changes in rent or conditions, will be provided prior to the end of the lease term. Renewal is not guaranteed and is subject to Landlord discretion.

**8. General Conditions**
Tenant agrees to comply with all applicable laws, community rules, and any homeowners association (HOA) regulations, if applicable. Failure to comply may constitute a breach of this lease.
