Washer and dryer is also located in the garage. A lovely well managed private community that is close to downtown, SL BART, shopping, and major highways 580 and 880. The friendly community is great for walking pets, family strolls, with multiple parks. HOA fees included in rent.

The deposit becomes NON-REFUNDABLE if the applicant decides to not move in!!
NO aquariums on the second floor. Tenant is allows up to 2 cats or dogs. No smoking indoors. The renter is NOT responsible for monthly HOA fees. No loud/large parties. Rent is due on 1st of every month, and is considered late beginning the 6th. LATE FEE $200. 1 year lease. Rental application must be completed before a house tour is given.
Rent is considered paid when the landlord receives the payment (online payment encouraged).

Tenants maintenance responsibilities:
-Tenant is responsible for paying gas (PG & E), garbage (Alameda County Industries), water (East Bay Municipal Utilities District), internet (Xfinity Comcast).
-HVAC issues should be reported to Four Seasons Heating and Air
- Keep outdoor HVAC unit unobstructed (Change filter every 3 months).
-sliding door must be kept clean regularly to prevent any damages to the equipment.
- AT&T not the best service in that location.
- Security camera is optional. Images and video should be made available to owners if legal action is required. Use of a security camera is provided if desired (fee), use of a security system is encouraged.
-The sliding glass door tract must be kept clean on a weekly basis in order to prevent malfunction of the sliding mechanism.
-Only flush toilet paper down the toilet (no flushable wipes, tampons, or other paper products).
-Maintain carpet areas to prevent wear.
-As needed maintenance for the backyard (weeding, etc)
-No fireworks

    "Transitioning neighborhood, with some older, long time residents (I’ve been here 23 years) but lately some younger families have moved into the circle. Quiet neighborhood, everybody recognizes their neighbors, waves, and while we may not interact with each other frequently it’s a friendly area. Great for walking, or jogging, the circle (4 times around = 1 mile) and since everyone takes great care of their homes & yards, it is a scenic walk. Great schools nearby, my children attended Assumption, Roosevelt, Bancroft & San Leandro High. Convenient & quick location to all the schools, highway whether heading east or west, downtown for shopping, banking, 3 post offices; Marina Square, 880 north & south with 2 options (Marina & Davis) & BART are less than 10 minutes away. Pleasanton is 15 minutes, and d ask is downtown Oakland; San Francisco, depending on where in the city you want/need to go, can be a quick 20-30 minute drive. What more can I say? This is a fabulous area to live, one of the best kept secrets in the Bay Area. Oh, and by the way, the weather is enviable too!"
