    About this House

NOTE - THIS PROPERTY CAN BE SUBDIVIDED ALONG THE LINES SHOWN ON THE MAP WITH THE CORRESPONDING PRICES. Painted Prairie Ranch is located just outside of Ada, Oklahoma, 70 miles south east of Oklahoma City and 160 miles north of the DFW metro area. Spanning approximately 92 acres, Painted Prairie Ranch offers a combination of rolling native grassland, scattered timber, wildlife habitat, ponds, and breathtaking scenic views of the Oklahoma horizon. The landscape here is what Oklahoma was meant to look like. In the spring and early summer, native wildflowers paint the prairie pastures in vibrant color while butterflies drift through the tall grass. Gently rolling terrain gives way to pockets of mature hardwoods and cedar thickets, creating both privacy and excellent habitat for deer and other wildlife. Winding trails lead through the timber to hidden clearings, seasonal creek beds, and peaceful ponds. The nearby South Canadian River corridor enhances the area's natural beauty and recreational appeal while contributing to the strong wildlife presence throughout the ranch. One of the ranch's most unique qualities is the balance it offers between seclusion and accessibility. With a well-maintained paved road off of highway 3W and a location just minutes from Ada, the property feels private and rural without sacrificing convenience. One of the ranch's most defining features is its gentle rolling topography and elevation change, creating a landscape that feels far larger and more dynamic than its 92 acres. Elevations range from approximately 940 feet along the drainage corridor to nearly 990 feet on the eastern ridges, providing multiple elevated build sites with sweeping views across the surrounding countryside. Rather than flat pasture ground, the terrain naturally unfolds through a mixture of open prairie ridges, wooded draws, ponds, and winding wet weather creek bottoms. These changes in elevation not only enhance the beauty of the property, but also create exceptional privacy and truly stunning homesite opportunities in each of the 4 subdivided tracts ranging from 12 acres to 34 acres. Whether positioned on one of the higher grass-covered ridges overlooking a pond or tucked near the timber, each potential build location offers its own unique perspective of the ranch. Whether you envision building a custom home overlooking the prairie, developing multiple ranchettes, creating a recreational retreat, or holding the land as a long-term investment, this property offers exceptional flexibility. From the sweeping views and native grasses to the ponds, wooded trails, and dramatic Oklahoma skies, this is the kind of property that captures the spirit of the Southern Plains - natural, peaceful, and endlessly scenic. "The community has grown a lot since 2020 with new places to eat and new shopping centers. This town is great but it’s also what you make it. "
    • Tonygibsoneventsdude
"There are a large number of regular dog walkers on the trail in our subdivision. We enjoy talking with them."
    • Sunnie Dorsey
"There are a lot of dogs running around off leash! It can be annoying when you are trying to walk safely."
    • Tonygibsoneventsdude
"Picturesque and beautiful are two words that come to mind. We are often telling friends about how blessed we are to live here."
    • Trulia User
"We have three beautiful parks where crackheads do tend to be but there still beautiful. Just don’t go alone!"
    • Shesouthard
"I’ve lived here for 11 years. It’s a nice small town. Easy to be involved in local groups and activities if you want to be."
    • Shesouthard
"No sidewalks, which means you are usually walking at the edge of the street. Not a lot of heavy traffic so that’s not a huge problem. Most people don’t pick up their dog’s waste. There is a dog park in town!"
    • Bobbie B.
"This is a small town with small town charm. Has multiple large chain restaurants, two shopping centers. It is also a college town. "
    • Bobbie B.
"small town with small town feel. people are friendly. not far from big cities. beautiful parks. lot of history."
    • Billy D.
"It’s not bad. I mean it’s Ada, America. The town’s not very large, so the commute is normally not bad no matter where you’re going. This neighborhood is not far from Walmart, the Arlington Center, the North Hills Center, ECU, and the golf course though. There are also some doctor’s offices, Walgreens, and an optician very nearby."
    • Amarisshayden99
"Nice neighborhoods if you’re on the right side of town! Other than that, Great little town to live in!"
    • Kenny.mayfield
"Decent town schools and community with several events parades and special events throughout the year. Surrounding communities are also nice."
    • Clinton.d.griffin
"lots of shade to walk in whens its hot. not many other walkers to convo with. parks are pretty spaces out. no special animal parks."
    • Laurienesdahl1234
"And every Halloween we have a safe house at the agriplex it is very fun for the kids and the parents get to socialize as well. We have Ada fest and parades as well we have several festivals and shopping days on Main Street our farmers market is growing every year"
    • Rick S.
"All of the houses are rental houses. people move in and out every month. Houses are ludicrously expensive here and no jobs that pay enough to afford to buy one. "
    • Dawson.kristina
"ada has a growing drug usage problem. The local law enforcement is working day and night to fight against it. "
    • Jacob G.
"Very fast, hardly any traffic even during lunch. I go to college and then to work within 5 mins. And anyone I know that lives across town at most is a 10 minute commute."
    • Alexislynn9.30
