Security Deposit:
A deposit of $3,600.00 (security deposit+last month rent) is required in addition to first months rent, to be paid upon signing the lease. This deposit will be held in accordance with Ohio state law and may be used to cover damages or unpaid rent.
Utilities:
Tenant is responsible for all utilities including but not limited to electricity, gas, water, and sewage.
Maintenance and Repairs:
Tenant must maintain the property in good condition and take care of any needed repairs after promptly notifying the landlord. Landlord will only be responsible for HVAC maintenence.
Property Use:
The property is to be used solely as a residential dwelling by the tenant(s) named in the lease agreement. Subletting or assigning the lease without prior written consent from the landlord is prohibited.
Pets:
Only small dogs and cats allowed on the property. There is an additional fee of $50/month per pet on your rent amount of $1,800.00. For example, if you have 1 small dog and 1 cat, your rental amount will increase to $1,850.00/month.
Smoking:

Alterations:
