In Summer 2023, the house received a brand-new roof with 35-year shingles. A new skylight was installed to the living room, and roof vent boots and attic fans were replaced. Outdoor living spaces abound on this incredible property. In 2019, all exterior surfaces were upgraded, the deck and porch space was quadrupled, the concrete patio and boat/RV storage slab was added, and mechanical systems were replaced. The front stairway, and landing were removed and replaced. The front porch is a waterproof "floating" deck constructed of high density Garapa, with no maintenance stainless steel cable. The porch fans and lighting were upgraded and include indirect LED rope lighting along perimeter, speaker wiring, and holiday light power receptacles. A Velux skylight was installed to brighten the entryway, and the interior of the porch is clad in Eastern Red Cedar for low maintenance. There is a new mahogany 5-light front door. The entryway was expanded, tiled, and clad in poplar tongue and groove paneling with an indirect rope lighting tray. The exterior siding of the entire house was removed and replaced with the highest end James Hardie Architectural Collection Artisan Lap custom-ordered for its gorgeous thick profile and superior insulating properties. This siding replicates the look of solid wood siding yet has very low maintenance and sound quieting characteristics. Hurricane-rated French doors were added from the dining room to the new cedar-lined screen porch which has flooring of Brazilian Garapa wood and railings and a metal roof. The porch is located on the leeward, protected side of the house and is a wonderful place to enjoy a summer thunderstorm. The special screen system is safety rated to eliminate the possibility of screen failure-no spindles required, improving the view and lowering maintenance. New fan, Velux skylight, lighting, audio/video shelving, and speaker wiring. An oversized custom sliding screened "barn door" is also featured. An enormous new "floating" waterproof back deck was constructed. New hurricane rated sliding doors for the Master Bedroom and an insulated door for the Sunroom were also added. This deck runs the full length of the back of the house-large enough to play Cornhole, 10 feet above the yard! Railings were designed with enameled hog fencing for low maintenance and a better view, no spindles to paint. Outside the Master Bedroom is a custom-made sienna-colored sunshade. New exterior lighting and bronze post lighting was installed, and a new back stairway was added to the yard. One corner of the deck was specially reinforced and could accommodate a hot tub. New water line and hose bib was run to the area. The decking was re-sealed with Sherwin-Williams stain in 2024. A new waterproof covered concrete patio, is cedar-lined and big enough for a band to play at your private party. There's room for table tennis and multiple hammocks for the perfect teen-hangout, or if you prefer, multiple boats, golf carts, and all your beach toys! It's a blank canvas that could be screened in if desired. In 2019, a new quiet Trane HVAC system was installed to the far side of the house, moving the sound away from the screen porch and back deck. The new concrete Boat/RV storage slab was added on the side of the home. Perfect for your motorhome or large boat, access to this feature has been made possible with a gravel base (under the lawn) for safe Boat or RV passage. A new retaining wall provides 360-degree floodlights and power for working on your Boat/RV and has easy access to your workshop. For the buyer looking to expand, note that the boat slab was also constructed with this possibility in mind; full perimeter footers would allow for extension of the kitchen over the boat slab space, if desired. Additionally, the back deck has full reinforced concrete footers and cement block pilings which allow for the size of the house to be easily increased at a later date.
