About this House

Charming 2 bedroom 2 bath brick home on a premium 1.39 acres with 2 car garage and large brick / metal 3 bay workshop. This oversized lot borders public lands full of deer and is just 3 miles from a Lake Allatoona boat ramp making it an ideal property for taking advantage of all the activities the area has to offer. The yard is spacious front and back with a nice lawn, mature oak trees and established flowering bushes. All the extra space and shop is perfect for somebody with a home business or extra hobbies. Downtown Acworth is Gorgeous and hosts events year round filling all seasons with fun for every age group. Conveniently located just minutes from I75 makes a trip to Atlanta just a short trip away.

The home features original hardwood floors, a brick fireplace with custom made chimney cap, and a large second living room with beautiful bay windows overlooking the sprawling front lawn and tall concrete driveway. The bedrooms are cozy with ample closet space. The master bedroom has a small bathroom added which is very functional and convenient. The second living room could easily be converted to a third bedroom if needed.

In addition to the attached two car garage, the large shop out back is made of cinder block and has a newer metal roof with three garage doors. It can easily accommodate larger vehicles, boats, or rvs. It was last used as a mechanics shop with a portion being converted to a paint booth. Its a great shop with working power and a 220v outlet, but the wiring is old and needs updating per inspector.

This house has been well kept and is very livable or rentable as is, but overall feels slightly dated since it has been decades since its last remodel. With the lot being so large and fairly flat, the possibilities for additions are endless. There is even plenty of space for a second house and/or a pool on the property. It is one of the earlier homes built in the area and the builders did a great job of picking a nice elevated spot with a flat yard that will never flood. Hard to duplicate.

Great home for first time home buyers or investors. The roof / gutters were new three years ago and the septic system, heat pump / ac unit have both been recently serviced. They all work well, but are older. Appliances included, but are also older. Overall its a great house that is easy and cheap to maintain with tons of potential. It is being offered for sale by owner in hopes of quick sale before hiring a realtor.

Because of the overall condition of the home, the location / size of the lot, and the presence of a large workshop, the price is 335k.
