Lake House located in private Cal Shasta Club at Nacimiento Lake. While not on the lake, it is a 5 minute walk to the lake and the dock, which is included with the purchase.
We are the original owners of our home, which consists of 3 bedrooms, 2 baths and a detached bungalow/workshop. Home has forced air/heat and runs on both propane and electric.
Site has 2500 gallon water tank that is filled from Club's well maintained storage tanks, which are filled from the club's well maintained wells.
We sit on a huge land site with most of our home surrounded by forested areas, and no nearby neighbors. We have also established miles of trails, leading though the forest to the lake front, that can be used for hiking year round and motorcycles/quads during the winter when there is no fire risk.
The home fully insured, has all permits from SLO county. In addition to the home are two large workshops, storage buildings.
Cal Shasta Club was established in 1959.
We don't own the land individually, the land is owned by its members collectively. The club is overseen by an elected board, along with established bylaws to keep the club operating efficiently, safely and collaboratively. Interested buyers will need to turn in a New Member Packet, and, once introduced at one board meeting, will be subject to an intense screening and vetting process, which will include background and credit checks. For this reason, Cal Shasta Club has proven to be Family Safe and Friendly, as all members in the club have gone through the same process. Prospective Members will also have a Sponsor in the Club, chosen by us, and will meet with them prior to any meetings for the sponsor to get to know them. This sponsor will be responsible and helpful for the new member for a year.
Members do not own the land they build on - but they do own the membership, home and all safety and amenities the club has to offer. For this reason, financing is not possible through traditional banking methods. We will entertain a nominal term financing option, with interest, and with a significant down payment. There is a $2500 Transfer fee for the membership, to be paid for by the buyer.
Each year members pay two installments of $550.00 for dues and must contribute 10 work hours or opt to pay $50 per work hour. Also, approximately $1400 for San Luis Obispo Property Taxes. The work hours are rather easily achieved by participation in work parties to cut wood, paint, secure things, check on water tanks, provide food for monthly board meetings, or simply call and ask to do things that are on a checklist. All dues, taxes and work hours are paid for/completed for 2021.
Cal Shasta Club requires members to be present with any visitors, therefore property can only be seen with an appointment with the seller.
The asking price includes the Membership, valued at approximately $55,000.00.
There are only 120 Life Members in Cal Shasta Club, and the club owns 330 acres of land. Some sites have ample land use, others have very little. That just depends on the area of development.
House furniture, kitchen supplies, appliances, barbeques, chairs, Kayak, Paddle Board, older Golf Cart and miscellaneous building, decking, plumbing material and supplies included.
