Great News! The floors have been restored and look amazing. At this point we will be installing baseboards and finishing trim. carpet for back room is on order, and i have ordered Samsung over range microwave, instant air fry gas range, and high capacity dishwasher that will be included.
Please don't be mislead by Zillow's Z estimate. the home was in terrible condition and considered a blight on the main St. of Windsor. now it is like a new home waiting for your final touch to make it your own.
The Samuel Patrick House is now for sale after 2 years of doing a complete restoration and preservation. Every surface of the home has been gone over and either repaired or replaced. It may be on the national historic registry but it is like a new modern home 200 amp electrical, new plumbing, new heating.
The home features tin ceilings on the first floor with 2 Rumford fireplaces that could be made to function again. We used one in the first winter when the heat was partially installed to help warm the downstairs.

*93% high efficient propane hot water baseboard radiator heating throughout the house.
*When purchased there was no electrical service to the house and the power co. would not reconnect to existing meters and panels. New service was installed and upgraded to 200 amp with a 100amp subpanel located upstairs.
* New wiring to all outlets and fixtures.
* low voltage data wiring in place for Ethernet data /cable. Finish as you would like it configured.
* New plumbing including feeds with a distribution manifold and new drains.
* New porch built to match the original porch with reclaimed columns, and top spindles, and corbels were recreated from original that were found in the basement.
* Trim on eves was restored and repainted,
*Windows were repaired and restored inside and out.
*Attic was insulated with cellulose insulation
The front door is solid mahogany and was stripped of paint and will be natural finish.
The slate roof has been gone over and the slate is in good shape. We have a local slate contractor who can maintain it, and should last many more years.
