Our qualifications are as follows:
* Must complete a background check cost $75.00 for the first person and $75.00 for each additional person.
*Note: MVPm pays $45 per person per check. The additional money helps defer the expense of the labor in the coordination of the leasing activity.
* Verifiable monthly gross income must be at least 3 times the monthly rent.
*Applicant must:
* Be in the United States lawfully.
* Not be wanted by any Law Enforcement Agency.
* Be above age 18.
* Have photographic proof of identification from an approved government agency at time of application and lease signing.
* Not have engaged in any Felony within the past 7 years in which such person was guilty of a crime in which another person was harmed intentionally or otherwise.
* Have no more than a either of the following in the past five years:
* 1 eviction (see below for evictions)
* 1 Bankruptcy and/or foreclosure

If tenant(s) meet the above qualifications, leasing security deposits are determined as follows based on credit scores:
625 and higher 1 month security deposit (SD)
575 624 1.5 months (SD)
o If eviction or foreclosure in last 5 years a qualified guarantor must co-sign at time of lease.
525 574 2 months (SD)
o If eviction or foreclosure in last 5 years a qualified guarantor must co-sign at time of lease.
Under 525 2 months (SD) plus a qualified guarantor.
Should a co signer be required please note the qualifications:
Must submit an applicaiton
Credit score of 625 or Higher
No Evictions, Bankruptcy, or Foreclosures on File
No Felonies within 7 years
Meet income requirements and have garnishable income
If approved, must be willing to sign lease as financial guarantor

Income
Net combined income of applicants in excess of 2.5 times monthly rent (or 3 times gross) is required to rent the unit being applied for. Income from employment is required a minimum of 1 month. A qualified assistance agency, SSI or other "non-garnishable" incomes may be considered for purposes of income verification to meet the required thresholds

    "I love how diverse the neighborhood is. Neighbors say hello and watch out for each other. I walk at night but do stay between certain blocks, I wouldn’t walk Meramec towards Grand at night, but the inner neighborhood is good. Wish people and the city trash trucks did a better job on the litter though, sad to see airplane bottles, chicken wing bones, and broken glass all of over the streets. "
