* This is geared toward the budget-minded single professionals/students who wants a nice place at affordable price in amazing neighborhood
* It's not unusual for us to get Tenants from out of town. In many cases, they can reserve their room before they even get here. We recommend you have a trusted person to check it out for you! but if not, that's okay too :) We try our best to show you what our place Is and IS NOT
Lets start with what this place IS NOT
* It's not a brand new building -- it's actually a historical building like many downtown ,-well kept like others in the neighborhood
* It's not luxurious -- it does not have Jacuzzi, spa, gym, pool, or anything alike. Sorry we don't want to to charge you arm and leg. We want to make good places affordable to the budget-mind tenant. This is basic, simple, clean, quiet place in an excellent location
* It does not have Maid Service -- listen up, this means 'Mom does not live here' so please please clean up after yourself. Respect your roommates, keep common area clean clean clean! Thank you! If you are a slob and leave dirty dishes please look elsewhere! You need to contribute by keep clean or you can hire someone to clean for you! Also for the sake of roommates please have good personal hygiene... much appreciated!
* It does not have anyone to do laundry for you! - Coined-laundry on site so no excuses!
* It does not have a dishwasher -- this means you will have to do your own dishes! Please clean up right after do not leave any mess
* It does not offer LIMO service -- but 1 block from bus stop and close to trax

* No Pets / No Smoking / No Drugs / No Criminals - must pass background checks
* Responsible, Clean, Quiet Tenants - not a party place
* lease goes to 7/31 every year - if you want shorter 9-11 month it will be much higher. You can buy out lease for 3x rent or pay $500 to transfer to another potential tenant ( must be approved by us with new lease and you have to show) - you do lose your refundable deposit in either case
* Deposit equal to one month rent - $199 of that non refundable
* We are looking for nice and kind roommates, good people who respect others and won't cause troubles. We will try our best to match people similar in age group. Don't steal roommate's food, don't be a jerk! All girls units or All guys units.
* Please budget 70-100 utilities , gas/power/internet shared with roommates, rest are billed by management
* You can rent window AC for $50 ( onetime) per calendar YEAR or you can install your own
* On your individual lease so don't need to worry about roommates not paying - but we do have access to common area ANYTIME! if there is a vacant room we will be there daily to show! We will not enter your room! We are doing all the hard work for you so you can focus on school/work/fun - very few landlords willing to take on this super labor intensive task. So be nice too us as we much rather hiking/skiing then finding you roommates :) If you have friends even better $100 referral fee if they sign with any of our units

You get all the Utah classics (soda shops, Mormon history, a plethora of hair salons), but all with a bit of SLC’s edge. Central city is the arguably the most walkable when it comes to retail and food. "
