-step one: you must come see the house at one of the scheduled showings. I will answer any questions you have at the house during the showing but will not be responding to emailed questions.
-step two: after seeing the house, you may complete an application. Each adult who will be living at the house must complete their own application. The application fee is $30 per person by cash or check.
-step three: I will screen the person(s) I feel are the most qualified (more on that below). When I screen, the application fees are used to pay for credit checks, etc. If I don't screen your application, your application fee will be returned.

my ideal tenant:
I am looking for someone respectful and responsible, who can and will pay the rent on time every month, takes care of their home, and gets along with the neighbors. If you have a poor rental history (late payments, left without notice, left a mess behind, difficulties with your landlord or neighbors, etc.), you are not my ideal tenant. Someone who is a bit of a "do-it-yourselfer" is a plus. Often, my more capable tenants take care of small problems and I reimburse their costs and give them a credit on the rent for their efforts. I do not have set minimums for income, credit score, etc.

If you're still interested, the first (and maybe only?) scheduled showings will be:
-Wednesday, 12/8 from 10 am to noon and 3 pm to 7 pm
-Thursday, 12/9 from 11 am to 3 pm

We have a lot of people walking their dog in our neighborhood sometimes they run around loose, but they are all friendly. We have a park close by which has a nice trail. "
