This is an unusual property with a lot of room. There are three levels.
We are leasing out the main and upper level (most of the house, all of the 2+ car garage, most of yard) which is around 2800 sq ft. We have the lower level of the home which has a separate apartment (and entrance) and use it as an office and occasional short-term rental. We live out of state and use it less than five days per month, or not at all.
The main house has 5 bedrooms. Main level has living room, dining room, kitchen, powder room, laundry, and a master bedroom with walk-in closet and connected full bath with a walk-in shower and jetted tub. Upper level has three large bedrooms with closets, another bedroom with no closet which is still fairly large, a full bath, and an additional 13x20 bonus/storage room. All the bedrooms are large - the smallest is 10'6" X 14.
This home has tenants currently. Please don't disturb them, or even drive by without an appointment because it's on a dead-end street. Contact me (owner) via text)
It has an awesome outdoor fireplace, raised cedar planting beds, a mature garden and a direct path to the Chehalem Creek trail, which you can see/hear from the house and oversized deck. It has its own private direct access to the frisbee golf course and Chehalem Creek, is .3 miles from the skate park and dog park, .7 miles from the Willamette boat launch, and is .9 miles walk to downtown Newberg and 1.2 miles to George Fox University. It is in city limits so has sewer/water/Comcast, but is right on the edge so it feels rural. It is one of six homes on a private street. There is room to park two cars in garage, another 4 in the driveway area, plus a full-size RV and boat. The garage is actually a 3 car garage (3rd car tandem).
Because of this shared utility cost with the lower apartment, and the fact that there is not separate service, you are actually renting the home for $2600/month but are credited $100/month for our extremely limited usage of water/electrical and access to your wireless internet. Literally we don't use the heat, take a couple of showers a month, and you'll generally not know that we're there because we'll arrive sometimes late at night and leave early am. Again, we live out of state, and there are some months we aren't even there at all.
Lastly, if you need full occupancy of the entire house, including the 700 square foot apartment, we'll consider that but it may not be fully available by 11/5/18, due to the fact that it's furnished. We'd rent the entire property for $3200/month, and you'd be able to sublet the apartment. This may work for you if you have a large blended family or something like that.

No smoking tobacco, anywhere, on property. Any dogs or cats must have good references. $250 of deposit is nonrefundable and is used for professional carpet cleaning. Remainder of deposit is refundable. Pets allowed with additional $500 for first pet and $300 per second pet, $100/pet is nonrefundable.
I will only answer text messages. There is no property management company. If you get some email telling you to meet a property manager on site and bring cash, just don't. I won't accept cash and don't want to deal with Craigslist scams. You may meet a neighbor to view property, as we're out of state, but you won't pay anybody any money.
Renter pays for utilities for entire property. $250 of deposit is nonrefundable and is used for professional carpet cleaning. Remainder of deposit is refundable. Pets allowed with additional $500 for first pet and $300 per second pet, $100/pet is nonrefundable.
