Description

Perched at the end of a quiet cul-de-sac, 32 Oak View Court occupies one of Novato's most special settings, a level hilltop homesite with sweeping views of Mount Burdell, Ignacio Valley, and the surrounding ridgelines. Designed and built by its original engineer-owner, who personally selected the lot for its exceptional privacy and outlook, this one-owner residence is being offered for the first time since its construction. The home's thoughtful floor plan is designed for comfortable everyday living, with the primary suite, kitchen, living room, family room, and half bath all located on the main level. Expansive windows in the living room and primary suite frame beautiful Mount Burdell views, while the kitchen and family room open directly to the spacious backyard, where panoramic vistas stretch across Ignacio Valley to the ridgelines beyond. Downstairs, three additional bedrooms and a full bath provide flexibility for family, guests, or work-from-home needs. Recent improvements, including engineered hardwood flooring, refreshed bathrooms, and fresh interior and exterior paint, enhance the home's enduring quality while preserving the integrity of its original design. Combining a level lot, panoramic views, a highly functional layout, and a coveted cul-de-sac location, this is a rare opportunity to own a truly special Novato property.

"Many people walk their dogs here and there is a pretty good dog park. Not everyone is friendly however and many people will actively avoid you if they see you with a dog. This is the opposite of mendocino county where I made lots of close relationships with my neighbors from dog walking. I would not expect that here."
  • Bpnhmyj6cg
"I have lived within walking distance of downtown Novato for over 15 years. In the past five years, I feel the town seems to be making more of an effort to create events. There are a good variety of restaurants and grocery stores. It’s safe and there is great access to nature and hikes, particularly Indian Valley Campus is beautiful. My neighbors are kind and the area is dog friendly. I feel fairly safe, though I would not walk alone at night as a woman. There is some homelessness and I have been harassed before by people who are drunk or on drugs, but this is an issue in any city these days. It’s not frequent. That said, it’s very expensive to live here and it gets very hot! Make sure you have AC"
  • Viny Chu
"I see walking their dogs and smile. They love the fresh air. They have a beautiful view of the countryside. It’s clean and friendly."
  • Viny Chu
"This neighborhood is beautiful. The colors are so vibrant. I love the looks. It makes you feel happy."
  • Nick
"There are numerous dog parks across Novato. Even if you are walking your dog in your immediate neighborhood, the sidewalks and walking paths are pretty clean. Just about everyone is friendly and accepting of dogs on a leash. "
