Midterm Rental Lease Agreement Summary

1. Parties and Property:
Property: Three-bedroom, three-full-bathroom townhome located in Olivenhain/Encinitas, CA. Fully furnished.

2. Lease Term and Rent:
Term: One month minimum, Ending negotiable (up to 12 months or more with the right candidate)
Rent: $5100 per month, payable on the 1st of each month.
Late Fee: 5% of month's rent
Security Deposit: $5,100, refundable within 21 days of lease end, less deductions for damages beyond normal wear and tear.

    "The neighborhood is a mix of retired people and new families. It’s not as communal as other cities I’ve lived in with many people driving in and out of the community and then staying inside or in their backyard. The gates parks prohibit kids meeting there unless they belong to an association. It’s odd to see a gated park that children cannot play on , meet new kids that live across the street, etc. I’m used to larger cities where there are more public places to gather, meet your neighbors, and create a stronger community."
