Owner Responsibilities

The Owner will pay for trash service, HOA dues, and bi-weekly front lawn maintenance.

The Owner will be responsible for repairs that are required by law or under this Lease, as long as the Renter reports the issue in a timely manner and allows the Owner reasonable access and time to complete the repair.

The Owner has provided the following appliances for the Renter's use, if present at the property: microwave, stove, oven, dishwasher, and refrigerator. These appliances belong to the Owner and must remain at the property unless removed by the Owner.

Renter Responsibilities

The Renter is responsible for paying all utilities and services for the property, including gas and electric, except for trash service, HOA dues, and front lawn maintenance.

The Renter is responsible for watering the front lawn and landscaping as needed to maintain the appearance of the property.

The Renter must follow all HOA rules, regulations, and notices. Any HOA fines, penalties, or fees caused by the Renter, occupants, guests, pets, vehicles, or failure to follow HOA rules will be the Renter's responsibility.

The Renter must keep the property clean, safe, sanitary, and in good condition. The Renter must promptly report any maintenance issues, leaks, damage, pest problems, appliance issues, plumbing problems, or other concerns that could cause further damage if not addressed.

The Renter is responsible for damage caused by the Renter, occupants, guests, pets, misuse, negligence, or failure to promptly report an issue.

The Renter is responsible for plumbing repairs or cleaning when the issue is caused by the Renter's use, misuse, or negligence. The Renter is also responsible for garbage disposal repairs or replacement if the damage is caused by bones, grease, pits, foreign objects, or other improper items.

The Renter may not make changes to the property without the Owner's prior written consent. This includes painting, installing fixtures, changing locks, installing wallpaper, or making structural or cosmetic changes.

The Renter may not sublease or assign the Lease, or any part of the property, without the Owner's prior written consent.

The Renter, occupants, guests, and pets must not disturb neighbors, create a nuisance, damage the property, or engage in illegal activity on or near the property.

Additional Terms

The Lease term will run from August 1, 2026 through July 31, 2027. After the Lease term ends, the Lease may be renewed only by mutual written agreement between the Owner and Renter.

A security deposit of $3,300 is required at the signing of this Lease. The security deposit secures the Renter's performance of all Lease obligations.

After the Renter has fully moved out and returned possession of the property to the Owner, the Owner may use the security deposit for unpaid rent, unpaid utilities, cleaning, damages beyond ordinary wear and tear, HOA fines or penalties owed by the Renter, repair or replacement of Owner-owned property or appliances, and any other lawful deductions allowed under California law.

The Owner will provide the Renter with a written itemized statement of any deductions and return any remaining security deposit balance within the time required by California law.

If the Renter intends to move out at the end of the Lease term or before the end of the Lease term, the Renter must provide at least thirty (30) days' advance written notice.

Pets are allowed with the Owner's prior written consent, up to a maximum of three (3) pets. The Renter is responsible for any damage, cleaning, odors, HOA violations, nuisance issues, or other costs caused by pets.

Smoking inside the property is prohibited. Smoking is only permitted outside and within the property limits, as long as it does not violate HOA rules, cause damage, create odors, create a nuisance, or create a safety concern.

The Renter agrees to provide the Owner, workers, vendors, or repair personnel reasonable access to the property for repairs, maintenance, inspections, or services, with reasonable notice except in emergencies.

Upon move-out, the Renter must remove all personal property, return all keys, remotes, and access devices, schedule a final walk-through with the Owner, and leave the property clean and undamaged, except for ordinary wear and tear.

Any personal property left behind after the Renter moves out may be handled by the Owner in accordance with California law.

Each adult Renter listed on the Lease is jointly and severally responsible for all Lease obligations, including rent, damages, fees, fines, utilities, and compliance with all Lease terms.

This Lease is governed by the laws of the State of California.
