This gem would be a great opportunity to buy a vacation home or full-time residence and won't break the bank. It can come furnished with the right price, and conveys with all the appliances. The home's location is near the front of the community for easy access and exit and is located just 6 minutes into Dagsboro, but is not within city limits so, no city taxes! It's 9 minutes into Frankford, 9 minutes to Holts Landing State Park, 11 minutes to Ocean View, 14 minutes into Millsboro, 15 minute boat ride across Pepper Creek to Serendipity for waterfront dining, and 17 minutes into Bethany Beach to enjoy one of Delaware's premier 5-star beaches. The $50 a year HOA is completely voluntary. Bring your boat or better still, the Ford Expedition and boat and trailer can be very reasonably yours with a little extra money. The Lennox heat pump is only about 6 months old so no need to worry about high cost heating and cooling bills and ceiling fans add a little extra comfort for those between seasons. The canal bulkhead and piers were replaced about 6 years ago. This is an all electric home with service provided by Delaware Electric Co-op. The taxes on this beauty are ridiculously low, about $217 a year, including school tax. Yes, that's not a typo! If you come from another mid-Atlantic state where your taxes are 40 to 50 times this amount, imagine what you could do with that savings alone and there is No land lease in this community! This is the time to buy; interest rates are down and waterfront homes on navigable water don't come by too often.

Excellent location for boating, crabbing, clamming & duck feeding. Just a short drive to the beach. Great for those who like to visit the beach, without living right in the midst of the crowds and nightlife. Neighbors are very friendly, pleasant, welcoming and helpful. A great place for walks by the water, with no through traffic. Loved sitting out on the deck, enjoying the view of the water. Gorgeous sunsets! And lots of birds. :)"
