Four bedroom, two bath, 3,000 square feet with lots of rooms in lower level for expansion. This classic home has character, charm and lovely curb appeal. In bygone days, there was a section of town commonly referred to as "Aristocracy Hill". The area was loosely bounded by Maple, Walnut, Second and Sixth Streets. Many of the early well-known and wealthy merchants of Trinidad chose to build their homes in that district. Many of the homes continue to exist to this day. 307 East Second Street, Trinidad, CO, built in 1908, is one of those homes. It is a blonde brick home influenced by the Bungalow style. The house also has the deep eaves that closely follow the "Prairie" style made popular by Frank Lloyd Wright. Most of the home's windows have leaded-glass upper panes on the double-hung windows. The house faces south and has windows east, south and west for solar gain all winter. South-facing porch overhangs shield the house from Summer sun. This is a grand old home; it deserved to have its original architectural integrity restored. Living in the house will provide all the amenities of modern living with the elegance and grace of a beautiful old home.New roof installed in the summer of 2006 replaced the original roof. New roof has architectural shingles with a 30 year warranty.House, GeneralDouble brick construction (red brick inside, blonde brick outside)Entire electrical system fully re-done, including a new 200 amp circuit-breaker box, an exterior feed, two outside electrical outlets and a garage door opener outlet. All plumbing has been upgraded to copper, both for domestic water and heating. Most light fixtures are antique and restored, others are period-appropriate.HeatingHigh efficiency, 134,000 BTU boiler installed in August 2010 operates at 95% efficiency. Hot water system is modern and up-to-date with an over-sized 78 gallon hot water tank, providing plenty of hot water. Boiler feeds both the hot water radiators and the hot water tank.Hot water radiators throughout the house provide wonderful radiant heat. Radiators hold heat after the thermostat tells the system to turn off. Kitchen has in-floor radiant heat installed as part of the restoration project. Each bedroom radiator can be individually controlled.Finished BasementDriving to Trinidad from Denver, you see the sign that says, "We've saved the best for last."
