Occupancy Only individuals listed on the lease may reside in the property. Guests staying longer than 14 consecutive days or more than 21 days in a 6-month period must be approved in writing by the landlord. Subleasing or short-term rentals (Airbnb, VRBO, etc.) are not permitted.

Rent & Payments Rent is due on the 1st of each month. Rent is considered late after the 3rd. Late fee will be applied per lease terms. Partial payments do not stop late fees or eviction proceedings unless agreed to in writing.

Utilities Tenant is responsible for all utilities unless otherwise stated in the lease. Utilities must be transferred into the tenant's name prior to move-in. Failure to maintain active utilities is a lease violation.

Maintenance & Care of Property Tenant must keep the home clean and in sanitary condition. Tenant must promptly report maintenance issues or leaks. Clogged drains caused by tenant use (hair, grease, wipes, etc.) are tenant responsibility. No flushing wipes, paper towels, feminine products, or grease disposal in sinks. Smoke detector batteries are tenant responsibility. Changing HVAC filters monthly is tenant responsibility.

Alterations No painting, wallpaper, fixtures, shelving, or modifications without written landlord approval. No mounting TVs or large wall anchors without permission. Any approved alterations must be returned to original condition at move-out unless otherwise agreed.

Lawn & Exterior Care Tenant responsibilities: Mowing lawn regularly Snow removal from walkways and driveway Replacing burned-out exterior bulbs Proper trash disposal in designated containers No storage of junk, appliances, tires, or furniture outside. No vehicles may be inoperable, unregistered, or parked on lawn areas.

Trash Trash must be placed in proper containers and removed weekly. Trash may not accumulate inside or outside the property. Bulk items must be arranged with local collection or disposed of by tenant.

Pets Pets allowed only with landlord approval and pet fees paid. Maximum 2 pets, 50 lb weight limit per dog. Restricted breeds per lease policy. Pets must not disturb neighbors. Pet waste must be cleaned up daily. Damage caused by pets is tenant responsibility.

Noise & Conduct Tenants and guests must not disturb neighbors. Illegal activity on the property is prohibited and grounds for immediate lease termination.

Smoking No smoking or vaping inside the property.
Smoking permitted only outside and cigarette waste must be disposed of properly.

Safety No grills, fire pits, or open flames inside the home or garage. Space heaters must be attended and used safely. Tampering with smoke detectors or CO detectors is prohibited.

Parking Only operable vehicles permitted. No mechanical repairs or oil changes on the property. Vehicles must be parked in driveway or designated areas only.

Inspections & Entry Landlord may enter property with proper notice for maintenance, inspections, or showings as allowed by law. Emergency entry may occur without notice if necessary to protect property or safety.

Move-Out Expectations Property must be returned clean and in similar condition as move-in (normal wear and tear excepted). All personal items must be removed. Carpets must be professionally cleaned (receipt required). Keys and garage remotes must be returned.

Insurance Tenant must maintain renter's insurance during the lease term. Tenant must provide proof of insurance prior to move-in and upon renewal. Tenant shall maintain renter's insurance throughout the lease term with a minimum of $100,000 (recommended $300,000) in personal liability coverage. Proof of insurance is required prior to move-in and upon each renewal. Landlord must be listed as an "Additional Interested Party." Cancellation or lapse of coverage constitutes a lease violation.

Violations Repeated violations of rules may result in fees, lease termination, or eviction as allowed by law.
