Description

My husband and I have a recently renovated basement we are renting out. It has a shared entrance, but the entire basement is private with a keyed entry. It includes 2 bedrooms, 1 bathroom, kitchen, laundry, and living room. Washer/dryer included. High-speed internet with separate router for basement use. We have a large hot tub and backyard with entertaining space available for use with scheduling. Utilities are $300/month, including the high-speed internet. It's a great neighborhood close to multiple parks and downtown American Fork. Two minutes from freeway entrance. No pets allowed. If interested, there is a $45 background/credit check for each adult wanting to move in.

We don't have a specified lease term, we're open for however long our current tenant needs. Security deposit is 75% refundable upon move-out dependent on damages. There is one parking spot on the driveway and additional parking on the street in front of the house. We do have 3 dogs that occupy the main floor and yard of the house that tenant would be required to interact with since it's a shared entrance to the basement. We do have some allergies so there's no smoking/vaping in the home as well as no continued use of perfumes/fragrances including air fresheners and essential oil diffusers. There are other rules but they're all geared around mutual trust and respect. I can provide a copy of our rental agreement to anyone if interested.

    "Live in this area. Very nice, quiet, neighbors are wonderful. More bus stops would be wonderful as well as an actual mall rather than scattered stores. Plenty of restaurants though. Very pet friendly but we do have a few irresponsible owners that let their dogs run rampant so I don't ever have outside cats here just in case. Everyone I've met here has been incredibly friendly and neighbors stepped in to help my family unpack and move in from day one. They even helped us put the grass in our lawn! I believe we ended up having at least 10 people stop what they were doing and get down and dirty to help out! Luckily we are pretty close to Lehi so what little things we don't have here, are easily attained. My only real complaint is a lack of a mall to do serious clothing etc shopping in."
