Sometimes you will hear the phrase "below" or "above" the typical snowline when describing Shingletown properties and microclimates. This home is said to straddle the snowline. The property is fenced, and there's a gate. There was once a small horse ranch here that had as many as 25 animals at a time. The soil is all rich loam, with the volcanic native soil amended by years of organic material. It's very near to Black Butte School (K-8), and is in the district of highly regarded Foothill High School. Birds sing and the wind whistles gently through the trees of this unique parcel. It would be great as-is for a Summer getaway home, or you could use the structures in place to live in while building a dream chalet that takes full advantage of this great site.
