Renter must give 30 days notice prior to move-out after 12 months commitment. Deposit will be release/refunded to renter if no damage to the property upon inspection 14 days after renter move out. Small pets are allowed by owner discretion. Renter is responsible for paying for electric, water, cable or internet service (either billed or renter own name). The renter must agree to follow all HOA rules&policy (keeping grass trimmed at renters cost,trash pickup day,parking location etc). Our community is a family friendly community that welcome all individual & family. Although any use of illegal substance, illegal activity, and violation of HOA will terminate contract and renter will be force to vacate property within 14 days of 2nd notice from the owner. Smoking is allowed outside the house only. Renter is reponsible to report any damage to the property within 24 hours of discovery for repair. Owner reserve the rights to do home inspection at least once a month with minimum of 2 hours renter notification prior to arrival in rental property. Renter must allow the owner to come inside the home during monthly inspection. Owner will not enter the home without renter presence during inspection for renters privacy and safety. The renter must agree and accept this lease terms prior to renting the property. Violation of this lease terms will porfiet the security deposit at renters cost and no refund will be issued.
