Lease term is 1 year, and will be considered for renewal annually.
Tenant pays for all utilities. No smoking or vaping on premises. (if you smoke please don't apply)
$250 pet deposit per dog, $50 per dog monthly pet rent fee, dogs less than 50 lbs each, limit 2 dogs.
Tenant required to obtain renter's insurance.
Tenant pays landscape service fee of $100 per month. Tenant must clean up after pets weekly prior to yard service.
Property subject to quarterly landlord inspection with 24 hour notice.
Security deposit is $2700, $300 of which covers application and lease fees and is non-refundable, $2450 is fully refundable 30 days after tenant moves out as long as property is in same condition as when tenant moved in.
All rents due on the 1st of each month, 10% late fee added if not paid in full by the 5th of each month. Monthly payment should be made by a common electronic transfer service such as Venmo or PayPal.
Tenant is responsible for removing snow on sidewalks within 24 hours of snowfall, changing light bulbs, and changing furnace filter at least once per quarter or as needed.

    "Live in this area. Very nice, quiet, neighbors are wonderful. More bus stops would be wonderful as well as an actual mall rather than scattered stores. Plenty of restaurants though. Very pet friendly but we do have a few irresponsible owners that let their dogs run rampant so I don't ever have outside cats here just in case. Everyone I've met here has been incredibly friendly and neighbors stepped in to help my family unpack and move in from day one. They even helped us put the grass in our lawn! I believe we ended up having at least 10 people stop what they were doing and get down and dirty to help out! Luckily we are pretty close to Lehi so what little things we don't have here, are easily attained. My only real complaint is a lack of a mall to do serious clothing etc shopping in."
