SECURITY DEPOSIT:
A refundable security deposit of $1,700 will be held by Landlord to secure Tenant's performance under this lease. This payment will be refunded in full or in-part or forfeited entirely based on the property conditions during final inspection at the termination of lease agreement.

PETS & SMOKING:
Pets are NOT permitted on the Premises. Smoking is NOT permitted on the Premises.
USE OF PREMISES:
Only the tenant & their children/grandchildren may occupy the Premises and the Premises may only be used as a residence. Tenant CANNOT sublease, transfer or assign the Lease without Landlords written permission. No business may be operated at the Premises without the Landlord's advance written consent. Tenant may not alter the interior or exterior surfaces of the premises in any way without Landlord's permission. Tenant may not alter or modify the property in any way without Landlord's written permission. Tenant shall pay for all utilities for the entire length of the Lease & contract for payment of utilities in Tenant's name only. Tenant shall not permit the violation of any law. Tenant shall not install any telephone or cable lines other than the ones already installed at the time of move-in without Landlord's permission. Tenant shall not change the locks or install additional locks without Landlord's permission. If permission is granted, Tenant shall provide Landlord a copy of all keys necessary to enter the Premises.
ACCESS TO THE PREMISES:
Landlord and Landlord's agents shall have the right to inspect the Premises at all reasonable hours upon reasonable notice to Tenant. During the final sixty (60) days of this Lease, Landlord or Landlord's agent shall have the right to show the Premises to prospective tenants or purchasers (including inspectors) and may install a lockbox on any exterior door and install "For Rent" or "For Sale" signs at the Premises. Tenant shall keep the Premises in neat & clean condition for showings.
TERMINATION:
In the event Tenant fails, refuses or neglects to perform any term, or fails to honor any condition of this Lease, or substantially vacates the Premises, or becomes insolvent, or fails to pay agreed upon rent amount; Tenant shall be in default and Landlord shall have right to terminate this lease upon seven (7) days written notice mailed to, or posted at, the Premises.
TENANTS PERSONAL PROPERTY:
Landlord and Landlord's agent assume no responsibility for the personal property of Tenant, which shall be kept at the Premises at Tenant's sole risk. Tenant SHALL obtain renter's insurance and have proof of insurance prior to occupying the Premises.
CONDITION AND MAINTENANCE:
Prior to move-in, Tenant shall have the right to hire professional inspectors, at Tenant's expense, to evaluate potential defects in the Premises.
Move-In & Move-Out inspections: Landlord or Landlords agent and Tenant shall inspect the Premises prior to occupancy. Any visible property defects will be noted in writing on the Joint Inspection & Inventory of the Premises (Addendum B) and/or photographed. Upon termination of the Lease, and after the Premises is vacated and cleaned, Landlord or Landlord's agent and Tenant will inspect the Premises, using the Joint Inspection/Inventory Sheet and/or photographs as a guide to determine if additional damage has been caused to the Premises during the term of this Lease.
BY MOVING IN, Tenant accepts the Premises in it's "As Is" condition, other than improvements that the Landlord has agreed to in writing, to be completed after occupancy.
MAINTENANCE OBLIGATIONS of LANDLORD:
Landlord agrees to repair or correct serious defects or conditions which interfere with the habitability of the Premises in connection with the water heater, the electrical or sanitary systems, main waste lines, maintaining general structure, the framing, windows and doors, keeping the roof in serviceable condition, repairing/replacing built-in appliances, treating infestations by termites or wood-destroying insect, arranging HVAC repairs and cleaning gutters. Landlord shall also have access to the premises quarterly to replace AC filters and check and/or service interior HVAC/Plumbing Units. Landlord will provide lawn service for the front & back yards during the months of (April - September) for an additional $50/month. This service can be paid for in full at the beginning of each new year or as additional monthly rent during mowing season. Landlord shall have a reasonable amount of time to complete this work without abatement in rent. If tenants decline lawn service they will be required to upkeep front & back lawns at least twice per month at their own cost.
MAINTENANCE OBLIGATIONS of TENANT:
Tenant shall be responsible for all maintenance and repairs not specifically agreed to be done by Landlord, including but not limited to replacing light bulbs, replacing alarm batteries & batteries for security systems, cleaning the chimney if the fireplace is used during the term of the Lease, keeping dirt & debris away from heating & cooling units, watering and caring for shrubs and flowers, removing fallen limbs, clearing sidewalk and paved areas of snow, disposing of trash and garbage; unclogging toilets; sinks, shower and bath tub drain lines, keeping property clean and free of pests and vermin and cleaning the windows. Tenant shall promptly notify Landlord or his agent of needed maintenance or emergencies.
TENANT will pay for all repairs they have contracted for without prior authorization from Landlord
TENANT will pay for all repairs due to Tenant's negligence.
CRIMINAL OFFENDERS:
Oklahoma law requires persons who have been convicted of certain crimes to register with the Sheriff of the county in which they reside. If Tenant desires information regarding those registrants, you may find out more information on the homepage of the Oklahoma Sex Offender Registry or by contacting the local Sheriff's office.
EARLY TERMINATION:
Tenants must provide written notice at least 31 days prior to intended move out date
Early termination fee will be equal to one month's rent, which is due upon giving written Early Termination Notice to Landlord
Tenants will allow home to be shown immediately to other prospective Tenants.
Tenants will continue to pay each month's rent, pay all utilities and maintain property in full until another tenant takes possession
Early termination due to a job transfer out of the Tulsa Metro Area, with the Tenant's current employer, has the same obligations as stated above, except at least 60 days written notice is required and the Tenants obligations will terminate after the 60 day period has expired. Job transfer documents from the Tenant's current employer must accompany written notice to terminate
Early termination due to being called into Active Military Service requires written notice at least 30 days prior to move out date. Early Termination Fee will be waived. Tenants will allow home to be shown immediately. Tenants will continue to pay each month's rent and utilities and maintain property until move out date.
LEAD PAINT and RADON GAS:
This home has NOT been tested for Lead Paint or Radon gas. The Landlord does not have any knowledge the the home has excessive Radon gas levels or contains Lead Based Paint. Homes built prior to 1978 may contain lead based paint which is a health hazard as is excessive Radon gas levels. The Tenant, at the Tenants expense may conduct inspections prior to moving into the home.
HARDWOOD/LAMINATE FLOOR CARE:
The "feet" of all furniture placed on hardwood/laminate floors will have felt protections under each foot or surface that contacts the floor. Only clean with a dry dust mop, broom with frayed end or vacuum with bare floor brush. DO NOT use a vacuum with a "beater bar". A water-dampened mop may be used to clean the floors as long as NO STANDING WATER is left on floors. DO NOT use ANY KIND of commercial cleaner or polish on the floors, such as Murphy's Oil, Mop-n-Glow, etc. DO NOT push furniture/appliances/heavy objects across hardwood/laminate floors
Tenants are responsible for broken water lines that are caused by Tenants not disconnecting garden hoses from hose bibs (faucets) during the months of October through April.
