Your search for a sprawling home with original pre-war details and modern upgrades in central Park Slope is over! When you walk through the double door entry, you'll first notice how spacious this apartment is. The reconfigured floorplan starts with a suburban-sized kitchen that is both open to and removed from the formal dining room. From the dining room you pass through etched glass pocket doors into a magnificent living room replete with an elegant Pier Mirror, high tin ceilings, wooden bay windows with original working shutters. The original parquet floors have a decorative inlay around the edges that lead you to the windowed Den/Home Office/Playroom or 4th bedroom off the living room. Heading back to the windowed kitchen you will find an immense amount of counter space, a breakfast bar, a deep double-sink, and full-size appliances including a Bosch dishwasher. Separating the front living half of the apartment and the sleeping quarters is a walk-in closet with stacked Washer/Dryer and plenty of storage space. Down the hall toward the bedrooms, you will find two roomy bathrooms (one with a sundries or linen closet) separated by a built-in bookshelf and followed by another linen closet. The three bedrooms in the back of the apartment are remarkably quiet and make for great window-open nights (there are screens). The two eastern facing bedrooms in the back are bright throughout the day - the primary bedroom has the original hutch and mantle from when it used to be a dining room, and the second bedroom has a painted and sealed wall of brick. The third bedroom is darker and is currently used as a nursery and has a wall-to-wall Ikea closet. This apartment also features a brand new Mitsubishi Multi-City split system (2021) which will keep every room cool and comfortable in the summer without the noise of a conventional window unit. Heat is provided by the coop through original cast iron radiators, but they can be augmented by the split system as desired. To aid in temperature regulation, noise control, and efficiency, the entire building just had new Marvin windows installed this year, February 2022. 273 6th Ave is a four-unit, pet-friendly, barrel-front, 23' wide limestone coop and currently zoned for PS321. The monthly maintenance (including taxes) is remarkably low at $1,130/mo. There are no current assessments as the new windows have been paid in full.
