About this House

If you're looking for your own little slice of country on the East Bench of Layton that is still close to all the city amenities, this home is absolutely perfect! As you drive up, you will immediately be taken in by the setting, with the enormous trees and sweeping mountain views all around. Sitting on 1.31 acres, this home has plenty of room to enjoy all your outdoor activities. Unlike many homes with acreage, the property is mostly flat, so everything is usable. The sellers really appreciate that the neighborhood is also mostly flat, so it's great for riding bikes, and easy to walk to the local elementary school. In the backyard, there is an amazing firepit with included log seating, so you are sure to enjoy the mountains in the evenings while you cook your favorite campfire treat. The property boasts plenty of produce as well, with apple, pear, cherry, Satsuma and Italian plum, nectarine, and cling peach trees, as well as blackberries, raspberries, two kinds of grapes, rhubarb, and asparagus. With all of the deciduous and evergreen trees around the property, as well as all of the other flowers and plants, you will enjoy plenty of wildlife throughout the year. Right across the street from the home is Holmes Reservoir, a great place to enjoy nature just a few steps away. Whether you're looking to take the 1.5 mile hike around the lake, enjoy fishing for crappie, bass, or trout, or kayaking/paddle boarding around the lake, this is a natural haven you are sure to enjoy year round, especially if you're into ice fishing in the winter! If you like bird watching, you can do it from your front porch, with many species visible at different times of the year, including bald eagles! As you move inside the home, you are sure to enjoy the wonderful layout, with a huge kitchen w/ island, and french doors that open onto the deck. The master suite is also huge, with a large renovated bathroom, and french doors that open onto the small deck. The walkout basement has also been completely finished, and has plenty of space with the three extra bedrooms, family room, and large bathroom. With 99% of the home repainted, and with new light fixtures and fans, the home has a fresh look that will make you feel right at home. All of the windows have been replaced, most recently the basement windows and the upstairs french doors, so there is a huge expense you won't need to worry about. There is tons of storage throughout the home, in the garage, and in the large shed out back, so you have plenty or space to store your toys and tools. The home is close to 89 for an easy commute, but far enough away to minimize the road noise. It's just across the road from Valley View Golf Course, with reasonable fees, season passes available, and a driving range. It is also super close to the mountain trails, with the Adams Canyon trailhead less than a mile from the home, as well as easy access to the Fernwood Trail and the Bonneville Shoreline Trail, with miles and miles of hiking and biking fun. This home is a gem you truly don't want to miss, so get out and see the home soon before someone steals it out from under you! "Neighbors and families are extremely supportive and kind to one another. This city and neighbor are amazing, and our family is so grateful to live here. Layton is very safe and it has a lot of good shops, restaurants, business, and churches. "
  • Hcconnolly18
"There are a lot of fenced yards, both front and back. Many of the homes are dog friendly with nearby dog parks. However, there are also a lot of owners that let their dogs run leash free on their walks that do not have good recall. There are also a lot of dogs that jump fences when theyโ€™re larger breeds and the fences are not high enough for them and can cause territorial issues. My smaller dog has been attacked several times in her own yard. "
  • Felicia V Ewing
"The neighborhood is very dog friendly with many trails throughout the homes. Most neighbors either walk, jog or walk their dogs daily."
  • Felicia V Ewing

"I live in this neighborhood for 12 years. But now itโ€™s getting too congested with townhomes and condos."
  • Ocean.lw5
"people help one another. I had a huge blue spruce fall during a wind storm. The neighbors cleared it away with out being asked to do so. I have never had help like that before. "
  • Jason D
"I live within 5 miles of work, but the traffic going to my place of work can cause great delays. Traffic can get very congested around my place of work in the morning and again in the afternoon through early evening. "
  • Djdominguez7
"Folk are very friendly and have been around a long time everyone looks out for each other...hard to find a neighborhood like this now a days."
  • Nikki.gianni
"Love Layton bear everything, very convienient. Lose to both my sons HS and jhs and shopping. Restaurants"
  • Mojonica
"I would guess about 1/2 of the people here have dogs. Theyโ€™re all very friendly. We have an HOA that requires they be on a leash and owners must clean up all dog poop. Everyone seems to follow the rules very well. I donโ€™t personally have a dog but I donโ€™t mind any of the dogs being outside. I can never hear dogs barking from inside my house, I can only hear a dog if Iโ€™m outside at the same time as the dog or have windows opened. "
  • Joythigpen
"That main street is a very busy road, no kids should be near it unsupervised. Layton is very clean town, with many parks and an aquarium in the mall. There are many choices for food and entertainment here. From Cherry Hills water park to Glitter Town Cinemas. "
  • Joythigpen
"music in the park. movies in the park lots of out door spaces. hiking biking trails snow skiing snow shoeing ice skating christmas lights "
